they are so incredibly rude. the model units do NOT look like what you actually get. patios are tiny and ours was filthy, the first floor is underground so the patio is filled with spiders. hot tub has been down all winter. gym sucks and closes at 6. trash pickup is not often enough, outdoor areas are trash filled.

Worst apartments in history.
If I could leave negative stars I would, this IS NOT a luxury apartment. -They refuse and lie about fixing mailboxes (I can’t even get mail, it’s been stolen every single time). They say it’s the post offices job, but it’s actually theirs. - This place is a LIABILITY. The stairs are not safe, when snow and ice gets on them, you’re most likely going to fall and hurt yourself. They do not plow well, my car has gotten stuck because the plows just push the snow to the back of the cars or they... completely cover parking spots so there’s no where to park. They barely salt the sidewalks or clear it. I’m surprised I haven’t broken something the many times that I’ve fallen here. - Wanna put in a maintenance request? No worries, they’ll put everything on a sticky note and just forget it. The front desk staff is completely incompetent and tells you whatever they want just to get you out of the office. They are not here to help you. If maintenance does ever come be ready to clean up after their mess. - Garbage is never taken out, it seems like once every two weeks it gets taken out. Couches and other furniture piles up and overflows the garbage. - Amenities? There are none. The pool/ hot tub is NEVER open. The gym always has equipment closed and there’s basically nothing in it. You’re better working out at your apartment. What am I even paying for? - They do NOT tell you when they are shutting water/power off. So you better hope it’s working. - There’s serious electric issues, whenever my microwave goes off, light dim. I can’t even have a heater going without most of my power shutting off.
And this is only SOME of the issues I have here… This place is only here to take your money. Do not fall for it. This has been the absolute worst living experience I’ve ever had dealing with apartments. Will be doing my best to get myself out of this lease. Hopefully this saves someone from signing up. This place should be shut down.

Constantly Declining Living
Constant car break-ins and theft and management now has the gall of trying to charge 20$ a month for a parking pass so your car can get broken into.
What a bargain.
There's a constant mold problem that can't be fixed, and maintenance tries really hard to attempt to do what they can with 2 people and a budget of near as I can tell 10$ per job.
Not to mention the constant new fees they implement on a bi-weekly basis. Also it's swapped management companies about 3 times in 4 years, so you... know it has to be good.

Trashy & Slum-Like!
"The way life is meant to be; luxury awaits, welcome to the good life where we are focused on our residents' wants and needs" - in a slum of dead landscaping & mold-infested buildings, "managed" by the lowest-rated company. MINUS ten stars!
Do NOT be fooled by "unique and comforting apartments" in a "luxurious community" and photos of the "welcoming atmosphere," "perks," and "amenities."
Tenants are LEGALLY entitled to advertised items AND quiet enjoyment of habitability/absence of patent... and hidden dangerous conditions. You will NOT receive ANY such protections at this community "managed" by Greystar & owned by The Aukum Group, a billion-dollar corporation.
In 2020, Grand Peaks Management told Aukum that it was done, no longer wanting to maintain a property of ailing buildings with faulty roofs, water-damaged drywall, bad roads & walkways, and fire-hazard landscaping. Enter Greystar. Grand Peaks stopped all work: very hush-hush, no tenant interviews or hellos as they took photos, then in Oct. 21 claiming huge plans to deliver what's on the web but what you don't see on the grounds.
See all the vacant units? See the decaying wood berms, broken steps, missing fencing, cracked sidewalks, and best of all, the MATTRESSES and SOFAS that sit at dumpsters for months??
Don't want a broken leg from ice? You'll get one on the unremoved snow & ice on stairs, landings, walkways from rooftop melt pouring down & flooding ground floor apts. They make the sweet 74-year-old employee with a pacemaker and faulty hip hand-shovel it.
Looking forward to flowers, neatly edged/mowed grass, turf repair, dead leaves, pine needles, and scrappy piles of dog-poop-laden rocks removed? Dream on.
Too bad you can't see your actual unit before signing to do a mold test. Behind painted walls, sealed tubs, furnaces, under kitchen sinks, and inside drywall degraded by decades of water intrusion & settled moisture lives mold.
Want a polite, helpful, accurate response from the office staff? Or an explanation of complex "re-billing" of vague charges added to your rent and common utilities? Not happening. Emails/phone calls are rarely answered, or one receives smarmy and glib non-committal answers or argument minus evidence.
BUT they did install huge IRONWOOD flags for a mere $6000!!!! So Greystar IS keeping up marketing efforts!
So.... if you're not into living in mold-filled buildings that are compromised by decades of disrepair and lack of upkeep, DO NOT MOVE HERE!!!

Central Location, Trees, Nice Floorplans!
Very quiet community, with a nice mixture of families and young people. The rents are high, but that ensures tenant solidity as opposed to frequent turnover and middle-of-the-night move-outs. Most dog owners are considerate about cleaning up. Plentiful parking is plentiful, and no boats and trashy vehicles allowed.
The exterior is mostly nice, but there are areas of broken, dilapidated fences, dead grass and shrubs. The worst part is the wooden berms that unfortunately were not hand-painted... with good quality paint and sealant the last time but were just quickly sprayed, so they quickly rotted and look awful. Unfortunate too they don't use the larger, capped dumpsters so these often overflow and attract raccoons and stray cats. There is illegal dumping, but the maintenance works with the trash hauler to remove this as quickly as possible.
The units are solid, as early 80s construction was better than it is now, and are well insulated except for the poor quality windows that let cold winter air in . Most units have hard floor look laminate floors, updated carpeting, cabinetry, and blinds. I have never seen nor heard anyone having issues with vermin, but there are spiders inside and mice around the outside premises. The units I have seen have all been very nice inside. the wood-burning fireplaces are a joy.
Maintenance is excellent, because of the team lead. Things get fixed quickly. The city hasn't inspected since 2019, so there may be significant issues. I have had to insist on sealing the top of the brick wall around my unit as water intruded into my previous unit and destroyed the entire living room wall. They should do this to all the buildings, as preventive maintenance. The gutter cleaning could be better as well. Lastly, the sidewalks slope in many areas; my unit has been the worst with snowmelt and rainwater gathering in the entry from the walkway and overflowing gutters and actually getting inside my unit and the one across from mine several times. We use buckets in to catch this water accumulation. Hopeful that potential new management will regrade the walkway.
Office staff is helpful, best to email questions to the manager rather than phone or in-person to the office assistant, for a record.
Safety: a few unlocked car theft issues, but no stolen vehicles or converters. Need better exterior parking area lighting at night.
The central location is great, with many businesses close by. I recommend this as a wonderful place to live.
