The Worst Apartment in Downtown Atlanta
I'm a current resident at One12 Courtland. The sound insulation here is pretty much non-existent. I'm forced to hear my neighbors slamming doors, talking loudly, and watching TV at high volume every day and night. The security officers refuse to warn residents to be quiet at night, and they tell residents reporting the noise to warn their loud neighbors by themselves. The leasing office also refuses to intervene. Not only that, but the leasing office will try to make you feel bad about reporting... your loud neighbors and will also try to pressure you into enduring the noise. Many of One12 Courtland's current residents are constantly noisy, and they also smoke in the stairwell despite One12 Courtland being a non-smoking apartment.
In addition, the elevators here break down often, so if you live on the upper floors, you must be prepared to walk from the parking garage all the way back to your room, which is located in another building. Also, the parking garage's "secured" gate has been broken for months, and all of the vehicles currently inside the parking garage are vulnerable to vandalism and theft. I've personally seen one resident's car with its window completely smashed and its whole dashboard missing. Broken shards of car window glass are still lying across several spots inside the parking garage, which makes it difficult for residents using the parking garage to park without potentially bursting their car tires. My own car window was also smashed in this parking garage, but One12 Courtland took no responsibility for their security negligence. The criminal who broke my car window was never caught, and I had to pay for my car's repair all by myself.
The fact that One12 Courtland's management company has changed three times over the past 2 years serves as more proof of this apartment's never-ending mismanagement. If you move here, you'll be forced to live with neighbors who are constantly noisy, expect no help from the security officers, and have the leasing office pressure you into staying silent about the apartment's problems. Do not move to One12 Courtland if you want even a minimally acceptable quality of life as a human being.

Our community policies are in place to protect all residents, and concerns related to noise or smoking in non-designated areas should always be addressed with professionalism and care. We are currently reinforcing expectations with both our team and our residents to ensure policies are consistently upheld. No one should feel discouraged from reporting concerns, and we are committed to improving communication and responsiveness moving forward.
Regarding elevator reliability and parking garage conditions, we recognize how frustrating those challenges can be. We are actively working with our vendors to improve maintenance response times and overall reliability. Additionally, we’re pleased to share that brand-new security gates are being installed in our residential parking garage this week. This upgrade is part of a broader effort to strengthen security measures and provide greater peace of mind for our residents.
It’s true that our management structure has recently changed, and we are optimistic that this new chapter will bring meaningful, positive improvements to the community. Our current team is focused on rebuilding trust, enhancing resident experience, and ensuring that One12 Courtland reflects the quality of living our residents deserve.

Loving living here so far! Everyone has been incredibly nice and welcoming, which really makes it feel like home. The units are well kept, comfortable, and very affordable for the quality you get. The leasing office has also been amazing accommodating, understanding, and always willing to help when needed.

The staff is fine and the building isn’t bad I can’t really blame the roaches on them I just wish they handled them better, they know there’s a problem however they leave it completely on the residents to call pest control who don’t really take care of the problem.

Not the best but good for price. Rooms aren't bad but the hallways are disgusting. Trash room is always filled with trash and smells terrible. Lobby is nice though
