How Is This Rating Determined?

Chaotic.

I lived here 3 years.
I experienced roaches infestation, a rat falling down from the bathroom ceiling since they never repaired the hole left after inspecting the water leak of the upstairs' bathtub which took months to repair and some more months to patch.
I putted on the request several times, but Washer/Dryer never worked and their laundry room which you pay to use is very deficient and sometimes close, same as pool area.

Worst Place To Live

Worst property management, they never respond to phone calls, and take forever to do maintenance (not the fault of the maintenance team).

They are rude here and don't care about their residents, only the money. They see you as a means to an end and not as actual people.

I've had to get the city involved to get maintenance done because they care so little.
I would recommend living anywhere else.

Not great

I can honestly say that the apartment I live in is very nice, a lot is left to be desired for the complex itself. As another reviewer pointed out there is a huge problem with unsupervised kids at the complex. Due to the nature of this apartment and how they are designed/engineered you can hear literally anything that happens outside of your windows. Unfortunately for my neighbors and myself all you can hear are kids screaming, cursing, playing pretty much whenever the sun is up.

The complex...
sent out these letters basically saying there will be immediate evictions if these and other actions continue to occur. Of course, they continued, and the complex did nothing about it other than send strongly worded letters to the tenants. It would appear given the nature of the economy and rental properties are desperate for cash flow. What this means is that even if they know tenants are blatantly violating the agreements of the lease, they will do nothing about it.

Both me and my living partner have largely kept to ourselves but when the time comes, we will gladly not re-sign our lease with Arcadia30. We have seen far too much to occur to make us comfortable with living here any longer. The gates don’t work, and, on the weekends, shady characters will walk the lot looking into cars. There is no security and no cameras on the property so people can and will commit crimes.

The apartment sent out a letter basically telling us not to call them but call the cops if we see something occurring. Granted this problem is not specific to Arcadia30 but how they have not addressed any of the actions of certain tenants of the complex at all raises several red flags to me. It basically says, “There will be no consequences for your actions if you commit crimes here so have at it.”

So maybe in the future this complex will be the one for you. But if you are not comfortable living with or around very shady people, I would tell you to rent elsewhere. It’s only a matter of time before something bad happens on this property due to its current climate.

Would be great if....

The complex is currently undergoing a change between the old tenants and new tenants. I love the unit and the complex BUT there are of kids near me that are LOUD and have little to no respect of those around them. It's not all of the but a couple of the kids look like they have little to no supervision. They go into the pool area with no adults, take glass out of the trash and break it in the parking lot, or in the walkway.

I know the complex is aware of this group of kids but I feel like...
can't get any quiet in my apartment between the times of 4pm and 9pm due to these kids screaming at the top of their lungs, banging and breaking things with their parents nowhere in sight. I would give the complex a much higher rating if this was no an issue but its a growing one that doesn't seem to be going anywhere anytime soon unfortunately. If i knew about this before signing of the lease I would have chosen another property but don't pick an apartment in the south area of the complex currently if I were you.

Beware when applying

I applied online and they kept on asking for additional documents whenever I follow-up with them. Poor communication among leasing staff. They were not aware what were submitted and they won’t tell you what was lacking unless you call them. Everyday they have a new requirement!

Also, when you applied online there is a prompt to pay $100 holding deposit which of course they won’t refund?? Unfortunately, I paid that amount. Lesson learned I will never again put my hard-earned money on this...
