Great staff, good value
The manager here is the most on-the-ball person I've ever seen-- stuff gets taken care of, and quickly, and that's a fact. She's friendly and witty and kind (*and* easy on the eyes-- boy, if I was ten years younger...). The maintenance guy is great, knows his job, in and out like a flash, and when he fixes it, it stays fixed! I've never had to call him back twice for the same issue, The downside is the parking (or lack of it), and the 3rd party-run laundry room that requires an app (?!) to wash... your clothes (I just go to a laundromat). But the rent is the cheapest you'll find, and there's a pool, gates, flat-rate water, and a bowl of candy in the rental office! Woo-hoo!

Very comfortable living
I’ve had a great experience living at River’s Edge in Carmichael. The community is always clean and well-kept, which makes it a really comfortable place to come home to. The management team is friendly, responsive, and genuinely cares about the residents, and the maintenance staff is always quick to handle any issues that come up.
I also really appreciate that it’s a gated community—it adds an extra sense of security and peace of mind. The pool area is a great bonus too, especially during the... warmer months.
Overall, River’s Edge is a great place to live if you’re looking for a clean, safe, and well-managed community with a welcoming atmosphere.

Quiet and well maintained
I’ve loved living here for a little over two years. Fairly quiet and located near just about everything I need on a day to day basis. The rent pricing is fair for what is offered. Maintenance issues are handled quickly. Just about everything is. The office is managed by a very friendly woman who is easy to talk to and doesn’t have that “what are you doing here?” sort of attitude I’ve encountered at other complexes I’ve lived at. There is plenty of parking that is included in the rent pricing.... There are multiple washers and dryers in different laundry rooms throughout the property. We have a small dog park, a kids playground, and the grounds are maintained well. The manager has planted wildflowers in different locations and it’s nice to see.

Love it!!!
Been here for almost a year and it’s great! Very clean and quiet! Maintenance is quick and reliable. Management is attentive. The people are considerate. Overall it’s a wonderful place to live.
