Stay far away… it’s not worth it
I lived here from 2017-2023. When I first moved in, this place had actual working springs that were a beautiful namesake to the apartment complex. However, due to incredibly poor and outdated water infrastructure, those same springs broke soon after I moved in. Like clockwork, they filled up every winter from the rain, and as soon as the weather began to warm, they became a cesspool of garbage and breeding grounds for mosquitos. I had to stop walking in shorts at night after being bitten 50+... times in a 15 minute span, and coming down with a mosquito borne illness as a result.
The water problem mentioned in numerous reviews is not to be taken lightly. It is a deeply serious and troubling issue, and you can expect to have your water shut off almost every month. Don’t expect any compensation or leniency in your water bill. Once, the water was shut off for almost the entire week leading up to Thanksgiving. Residents had to schedule showers in a vacant apartment, and when residents went on the news and threatened to sue, they were reminded by management at the time that they wouldn’t have a legal leg to stand on.
Speaking of utilities, you’ll find that the dumpsters are frequently overflowing with trash on the ground. Rather than add additional dumpsters, management has informed residents in the past that they must hold onto their garbage until there’s enough room for additional bags. In the same news letter in which this was done, residents were informed that they may not store garbage outside their doors or on their balconies. Have fun storing garbage in your outdated apartment!
Whatever you do, don’t store valuables in your car. My back windshield was shattered while parked in the complex and my belongings were stolen from my car, after I thought I was lucky to find parking. When I called management, they told me I was out of luck - costing me $300 just to fix my car. They don’t have a consistently working gate, and homeless people just ride their bikes onto the property anyway. Their security is rarely seen and they’re useless. One security guard once used his vehicle to catcall and chase my girlfriend.
The pools are also frequently dirty and poorly maintained. The same can be said of their fitness rooms.
This place is a southeast Fresno apartment on the north end of town, and you’ll be expected to pay rent that’s exorbitantly high for what you’re getting. I was relieved to leave when I did.

The water shut-off you mentioned was from a prior year, and it was a result of a major plumbing job that was taking place in the community. We don’t foresee... needing to do a plumbing project of this level again any time soon. You moved out of the community in the middle of September and there is a balance that is owed.
