Poor

I would strongly caution anyone considering living at Modera or any Mill Creek property. What started as a positive experience quickly turned into months of frustration, lack of sleep, and complete disregard for tenant well-being.
Since September, we dealt with weekly noise disturbances between 1 AM and 6 AM—loud music, door slamming, and ongoing disruptions that made it impossible to sleep. Despite reporting this multiple times, nothing meaningful was done.
Even more concerning, we later...
learned there were internal issues—management turnover and security team changes—which explains why complaints were not documented or addressed properly. Instead of taking accountability, management claimed there was “no record” of the ongoing issues.
When we requested a reasonable resolution—either to leave a few weeks early without penalty or receive partial compensation—we were met with a dismissive and unprofessional response, stating the matter was “closed.” No real solution, no accountability, and no effort to retain good tenants.
We were reliable tenants who paid on time and tried to resolve things the right way. Unfortunately, this company does not prioritize tenant experience, safety, or basic quality of living.
If you value sleep, communication, and responsive management, I would not recommend living here.

Was without AC during the hotest part of the year for over a month. Maintenance seems to do the least amount of work possible instead of fixing it correctly. Constantly hear upstairs neighbor stomping around. Neighbors are dirty and leave trash in common spaces and seemingly without consequences since there seems to be a pattern in the trash. Management had to close a trash chute because they don't clean often enough. Just another PE company squeezing consumers while offering a worse product.

We’re genuinely sorry to hear that this has been your experience. Being without AC, especially during the hottest part of the year, is not the standard we strive for. HVAC repairs can sometimes require parts, vendor coordination, or...
system wide troubleshooting, but that does not make the disruption any less frustrating.

Regarding maintenance, our team works hard to address concerns promptly and correctly. If you feel an issue was not fully resolved, we absolutely want the opportunity to review it again and make it right. Community cleanliness and noise are also important to us, and we actively address concerns brought to our attention to help maintain a comfortable living environment for everyone.

The south trash chute was permanently closed as part of a building decision; however, the north side chutes remain fully operational. In addition, we provide valet trash service five days per week to support convenience and cleanliness throughout the community.

Amazing staff, clean property that is well kept & good amenities.
Street parking can be difficult and the noise from the bar Nextdoor can sometimes be excessive, but overall good living experience

The building staff is excellent. The apartments have "new build" issues, not something you can blame the staff for, and they are quick to address everything once it's brought to their attention. There is more noise bleed than I would have liked, especially for being a newer building. Overall, not bad, love the staff, barely see other residents, and the in-unit washer and dryer are wonderful benefits to have

It's been 4 months since I've moved in and I'm absolutely loving it here! Amazing location, brand new apartment, and gorgeous views of the mountains from the pool and rooftop! I am also grateful that the staff here is so nice and put on amazing events. I really love it here.
