I’ve genuinely loved living in my unit! Its a spacious two-bedroom, with unbeatable views, and a great, walkable neighborhood.
Unfortunately, management has made a frustrating change by extending rooftop hours without considering the residents directly below. Despite quiet hours, the rooftop is regularly used late at night, as late as three o’clock in the morning, with people moving furniture, playing loud music on their speakers, and creating noise that carries straight into surrounding units... even during the WORK week!
It’s especially frustrating because previous management handled this space more thoughtfully. The current approach feels inconsiderate of the residents most affected.

Pros:The view is lovely, staff is friendly, most people are respectful and the neighborhood is great. The amenities are great and generally well maintained
Cons: it stays really warm in the higher floors (I’ve never one turned on my heat), and you can hear people walking above you if they’re loud.

The office was a great help, the community and just the overall atmosphere is very welcoming and friendly. Smells very good here ha and it’s a very clean place. You can tell the people that work here, have pride in what they do. Very happy to join the community.

I would strongly caution anyone considering living at Modera or any Mill Creek property. What started as a positive experience quickly turned into months of frustration, lack of sleep, and complete disregard for tenant well-being.
Since September, we dealt with weekly noise disturbances between 1 AM and 6 AM—loud music, door slamming, and ongoing disruptions that made it impossible to sleep. Despite reporting this multiple times, nothing meaningful was done.
Even more concerning, we later... learned there were internal issues—management turnover and security team changes—which explains why complaints were not documented or addressed properly. Instead of taking accountability, management claimed there was “no record” of the ongoing issues.
When we requested a reasonable resolution—either to leave a few weeks early without penalty or receive partial compensation—we were met with a dismissive and unprofessional response, stating the matter was “closed.” No real solution, no accountability, and no effort to retain good tenants.
We were reliable tenants who paid on time and tried to resolve things the right way. Unfortunately, this company does not prioritize tenant experience, safety, or basic quality of living.
If you value sleep, communication, and responsive management, I would not recommend living here.
