While Riverwalk offers a generally pleasant living environment with decent amenities, my experience with the complex took a drastic turn for the worse regarding the return of my security deposit.
To my surprise, after vacating the apartment, not only did I not receive my security deposit, but I was also billed for an additional paint job. According to the terms in our lease agreement, normal wear and tear do not fall under the tenant's responsibility. The apartment was not in freshly painted... condition when I moved in.
When I received a letter demanding extra payment for the paint job, I immediately contacted management to inquire about the justification for these charges. Instead of addressing my concerns directly, the management escalated the matter by sending my account to a debt collection agency leaving me no choice but to seek legal resolution. I filed a case against Riverwalk LLC with the Minnesota Conciliation Court and was subsequently granted a judgment in my favor.
Despite this legal outcome and repeated attempts to contact the management, I have yet to receive the court-ordered payment.

Yah the spaces look cool but after a month you’re over it and see all the flaws -you don’t ever use them anyways. Resident events suck that they tried to charm you with. The base price seems nice but then you pay for legit everything else so your total rent is about $400 more than what your base price is. Also, the property manager is extremely rude. The ‘coffee cafe’ is just a stupid coffee machine that you find in gas stations & its water down coffee. You pay $175 for parking & if you have a... normal size vehicle good luck getting into your parking spot. Honestly, just say no and look at the other places in stead. You’ll thank yourself later for not living here & if you do decide to move in, you’ll regret it soon after.

The units themselves are nice, spacious and bright. However if you live anywhere near the pool be for warned that though it closes at 10pm, you will hear screaming and people on the pool deck until at least 11pm. Aside from that, fees to move out include a $50 processing fee per person, a professional carpet cleaner fee of $135 and any damages. Note that an apartment that was maintained and cleaned on a weekly basis will require around “4 hours of deep cleaning at $35/hr”. Additionally your pet... deposits do not count towards any damages or cleaning. Be forewarned, though a nice area to live the cost is crazy! There appear to be much better options out there

I've lived at Riverwalk for two months now and have had an absolutely wonderful time in this little community. The building is stunning, the amenities are incredible, and the extra touches management does to go above and beyond (like the coffee and free donuts!) are certainly noticed. I moved into the building in the dead of winter and I'm still impressed - I can only imagine how ecstatic I will feel when the pool is open, the hot tub is running, and baseball is playing right outside our window.... I also love how close Riverwalk is to everything I could want - great nature trails, downtown bars and restaurants, and the farmer's market. There have been a few hiccups I've come across since the move-in, but these are typical of any new building and have been quickly addressed and taken care of by the building management. The managers - Devin and Frankie - are both incredible and do such a wonderful time making me feel comfortable in my new home. I highly recommend Riverwalk to anyone searching for a new place to live in Rochester! You can't go wrong!
