There's a lot to love about living here. We have nice things. Mostly. However, some nice things are in visible disrepair--blinds in the gym, a leak in the gym, busted lamps on the fencing around the pool, a garage door left permanently open for months in the wake of some theft in other buildings, scaffolding over the retail areas that has been up for a year--yes, these things need repair and could happen to any complex. But the longer they look busted, the more some people will feel they don't... have to take care of stuff. That they can leave their trash or poop around, that they can take over common areas and abuse them, that they can break into restricted areas or allow access to non-residents to our amenities. "If the complex doesn't care about keeping things nice, I won't either." I think the complex is better than that, but that's not the image that's projected. It will also attract people who don't care about keeping nice things nice.
