PLZ READ!!! (2024)Update
I’ve been here longer, but Within the last two years I’ve witnessed 2 building deaths, homeless people having intercourse in the stairwell, homeless people sleeping in the lobby, a random increase in rent with no notice, car break ins (common)(the garage gate is almost always broken every weekend), super tiny roaches spread from floor to floor(it’s 2024, never had roaches and have seen them coming up the sink drains as well as in the lobby on the floor and the gaps in the elevator shaft),... domestic violence disputes, and many more. Anything you can think of I promise I’ve seen it here. Management doesn’t care for this property, maintenance gets things done on their own time. There is no security(residents complained & we finally received security… it was last year (2023) for about 4 months and it didnt last, (we loved her) but the hired person was with child so it wasn’t much that could get done ), amenities are always closed, dog poop, pee and soda spills are always common inside the lobby, on elevators, and around the complex. APARTMENT IS ONLY GOOD FOR BEING IN A CENTRAL LOCATION! (Do not move here if you don’t have too. There are better options out there ) // You may be clean and your apartment may be clean but I promise you the environment is not worth it (your neighbors upstairs, downstairs, next to you, or even on your hall may not be clean and all of there issues will slowly become yours whether it’s insects, leaks, noise, etc. HOPE THIS REVIEW HELPS :)

It’s gone downhill fast
Amenities are broken, not fixed, and management has been terrible and unresponsive the last 6-9 months. Security won’t answer calls and we’ve even had one lie to straight to our face about a situation. And since they started accepting housing vouchers the place has gone down hill fast. This was a great place, now it’s terrible.

Property Manager at The Continental responded to this review
Hi David. I'm really sorry you feel this way about our great community. We always address any reports of maintenance issues to the best of our ability and in a timely manner. I wasn't able to locate a resident in our files with your profile name. I... would like to talk with you about your concerns so if you would give me a call at 214-760-8430, I would appreciate it.
Thank you,
Shatoya, The Mercantile Place Campus General Manager

SMOKING
Still living here.
Since the first week we moved in last August there has been a stale smell, and sometimes smoke, of cigarettes coming through our vents. We have an 18 month old that has been waking up wheezing and coughing due to this inconsiderate individual. This is supposed to be a smoke free building, as advertised.
The original resident services coordinator and head manager ignored our plea for help for 5 months. It wasn’t until we emailed the higher ups did we even get a response... .
After an extensive 2 day investigation they finally found the culprit. We were told he received an eviction notice, probably why he/she stepped up their smoking.
We were given the option to transfer, but no available apartment had the specific space we need for my family and home office. So we are being told to either move into what they have and be uncomfortable or deal with the smoke until they go to court and find a way to evict him.
We have been patient and feel like we are being penalized and forced into an apartment we do not want because ANOTHER tenant refuses to follow the rules.
Lisa the Regional manager, was very responsive at first, but when it came time to act on the “transfer”, it became “ok we will just mutually terminate the lease”. Which again leaves us out more expenses for a situation we did not create.
This is hindering our child’s health, and is unbelievably unfair treatment. I wonder what other factors are playing into our mistreatment.
If you are looking to live in a healthy environment that is smoke-free at advertise this is not the place for you.

Its a facade! Beware
I used to love living here. Now, all that has changed. They eliminated security to 1 person for 4 buildings they are too busy to answer phone or address issues. They said it was due to residents saying security wasn’t important. A resident received an online survey to complete last week, I and about a dozen other residents have been here over a year and never received a survey. Parking garage gates are broken more than they work so instead of having security to walk parking garages, they gave a... towing company open access without getting approval or informing security of what cars they are taking bc giving list of authorized license plates would violate resident privacy. A few people got refunds for these bad tows, but not everyone, even if they do reimburse for towing costs, it doesn’t pay for unnecessary stress, lost work time. The tow company has damaged several cars, no one will take responsibility. On amenities, 8 months broken hottub and it still regularly unavailable or 1 or both sauna’s are down- like now, but that is the vendors fault. Eliminated yoga, 8 months and counting for installation of tech for workout on demand. The rooftop at Continental is more for revenue generation. Residents in 3 sister properties rent it for parties , reserved more than any other, people living in other buildings aren’t using the lounge spaces in their own buildings so expect limited access. No smoking isn’t enforced, marijuana is a huge problem, it will come through your bathroom vents. Super dog friendly but that also means dogs use the bathroom at front of building and left there all day everyday. The pool, challenging for them to maintain so closed, cloudy or green on a regular basis. People keep getting stuck in the elevator at sister properties and have to call 911 for fire dept to get people out, rumor is fire dept told people they come to these buildings more than any other in downtown. Voice complaints and expect retaliation. Very disappointing. Frustrating.

Avoid this place
This apartment community is the worst. Management censors free speech by removing any negative social media post they have control over. They require you to provide all of your vehicle information and tow your car regardless. I've now had my car towed twice out of my own reserved spot and my car has been damaged both times. Security is a joke. Packages get stolen all the time. A woman was mugged in the garage a few weeks back. Cars are being broken into. They accept housing vouchers so there are... plenty of unsavory characters in these buildings. Avoid this place at all costs. I've worked for 5 years in the apartment industry and I've always been understanding of managments perspective, but this place is a mess.
