Dishonest billing practice on renters.

My daughter lived here for 2 years. Was a quiet tenant, let management know when there were issues with her apartment in a timely manner. There was always issues with loud tenants, visitor cars taking up parking for tenants, gates not working, dogs defecating on sidewalks going unpicked up. Trash service was supposed to pick up the trash from the apartments as it was part of the contracts, however this was not being done and she was taking it herself nightly as raccoons or insects would get... into it otherwise. Upon move-out, she asked for a walk through and the office manager refused to come and advised it was not required. Shame on us for not pursuing this. I was present when she turned in the apartment keys and advised the manager apartment had been cleaned thoroughly. Now after more than 30 days and no word via postal or email, my daughter called to find out status of her security deposit refund only to find they said she owes them and had supposedly sent her a statement and therefore they emailed that day. The next day she emailed the manager asking for why she was being charged for normal wear and tear of carpets and kilz application to walls that she had 2 small prints on as well as utility charges outside of the rent and for the month AFTER move-out charges. Now after 1 week we are getting a collection agency statement for non-payment and management refuses to work with her and say charges are normal after they would not respond to previous emails. We will be contacting an attorney. DO NOT TRUST THIS PLACE.

AVOID AT ALL COST!!

These apartments are HORRIBLE, not worth a dollar in rent at all!!!! Things go unfixed for months, it’s infested with little roaches doesn’t matter how much you clean or if you never cook it is still roaches coming from out the vents! Very nasty!! Not only that it’s a raccoon problem they live in your walls and attic!!! Cars get broken into and prices that are shown are different than what you actually pay!!!

The property is not worth what they charge in rent.

They keep taking the rent up, but the property is going down. The management company keeps changing, so you never know what’s going on. One management company tells you one thing, then boom you get a letter saying there is a new management company and they do things differently.

I should not have renewed my lease.

Not worth the price

Near Highway, very loud in buildings near the back. Homeless camp right by buildings 9-11, they argue, drunk, a fire was started, burnt the building fence down. View from balcony is items from camp and graffiti. Not renewing. Not luxury. Management said nothing can be done.

Unfortunately, I can't stay silent.

It's with a heavy heart that I write this review.

I lived at 14220 Park Row for almost 6 years. I saw them go through multiple management shifts. I had decided to let it be, because there have been some lovely folks who have tried their best on each of the teams I've witnessed work there. However, given the ridiculous move-out charges we were just saddled with, I unfortunately have no choice but to express my utter disappointment in the staff.

I never had an issue with the maintenance team...
that came to fix things around the apartment. The leasing agents and assistant manager are very friendly. The new manager, not the best. Takes no responsibility for anything it seems, but hey, not everyone can be a winner. It's because of the supporting staff over the years I had decided not to leave a review. However, their personalities don't make up for the insane policies they have in place. I had expected a move out pet charge because we have a cat, and yes, she did scratch up the carpet in some corners, so fine $175. Then there was a $150 cleaning fee. Look, I didn't scrub the oven or the freezer, but we cleaned and vacuumed everything else. I even meticulously wiped down the fridge. Even so, I'll accept this because I understand there's a deep clean that needs to happen before a tenant moves in.

The craziest charge was the $75 charge for three bags of "trash." Yes, we forgot the shower curtain, bathmat and small trash bin in the bathroom and our super wonderful Britta in the fridge. We also left toilet paper, paper towels, a $200 vacuum (which we kept instead of selling so we could vacuum the apartment before we left), a swiffer, and other cleaning supplies neatly assembled in the living room with a note. I honestly thought they would be able to use these things. Are you seriously telling me they threw all of that in trash bags and wasted it? I really doubt it. Plus, let's say they did throw it all away, how much is a trash bag? Let's say it's $1 and let's say you pay the cleaning person $30/hr. It takes 15 minutes tops to put that stuff in a bag and take it downstairs to the trash, so we're talking a cost of about $10.50. It is that level of secret price gouging that I will not stay silent for. You all should be ashamed of yourselves. At the very least, you should have let us know what you would charge. Good luck to those of you still there and beware to those of you who will soon move out. Should we ever return to Houston, we will not be coming back there.
