QUALIFICATIONS:
You must physically tour the home before applying. We do not accept applications site-unseen.
Please be prepared to pay the application fee as outlined in the property listing. If your application is denied because you did not pass the required qualifications your fee will not be refunded.
In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income and complete income verification with bank account authorization through Experian.
To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references.
You will also be asked to provide information on your monthly income, and please note that most properties require that the applicant combined gross income is at least three (3) times the monthly rent amount.
1. Each resident over the age of 18 must submit a separate rental application.
2. We will run a background check on all tenants over the age of 18 - application is not considered whole until all over 18 have applied, $85 per person.
3. We check criminal, rental and credit history, looking at the information as a whole. Automatic disqualifications would be any violent crime, any felony, sex offender, or any eviction, money owed to landlords or management companies, property debt, foreclosures, or bankruptcy.
4. Must receive a positive verification from your most recent landlord OR if you had a mortgage, no late payments
on credit report or foreclosures.
5. Income must be 3x the rent and must be verified with paystubs, bank accounts, or taxes, as well as Experian
income verification.
6. Income Verification with bank account authorization through Experian must be completed (additional details are
available regarding this process, if requested.)
7. Must be able to pay deposit & admin fee of $150 per applicant, within 24 hours of signing lease.
8. If selected as a resident, the tenant is required to send virtual walk through pictures when requested, required
every 4-6 months (similar to a landlord walk through).
9. We do not accept Housing Vouchers (Section 8).
10. Pet Deposit is $250 per pet, $25/mo pet rent. Breed restrictions are as follows: Pit Bulls, Staffordshire Terrier, American Bull Terrier, Doberman Pinschers, Chow, Rottweiler, Presa Canario, German Shepherd, Great Dane, Akitas, Siberian or Alaskan Huskies, Wolf-hybrid, Alaskan Malamute, or any combination or mix
of these breeds.
11. Application fees will not be refunded if applicant is suspected of identity theft or giving fraudulent information or documents. In addition, applicant will be immediately reported to the local authorities.
12. Move In must be within 30 days of signing lease. We do not hold properties for more than 30 days.
