"Luxury Apartment" Nightmare
Rent increased 11% in a 'luxury apartment building' that is nothing but a facade to an infrastructure nightmare. In the time I've been here there have been 23 water outages and 20 elevator outages in one tower alone. No, those numbers are not an exaggeration. This past year has been ongoing construction to perform unnecessary 'visual' upgrades so they can destroy your wallet while you live through all of the noise, dust, mess, and chaos. You may email, call, and voice all the concerns you... wish, but they will fall on deaf ears to a company that's goal is getting you out so they can throw in some cheap wood flooring, a nest thermostat, some new outlet covers and charge an extra $1,500 onto an already overpriced apartment.

Major problems and a big headache
The management of Carlyle Place has gotten so bad that it disrupts everyday life. Water goes out frequently. Elevators are out frequently. Flooding, mold, and bug infestations are the norm. Management always talks about a new fix it is working on, but these issues have been going on for over a year and a half. All the fixes have been band aids that don't address the root cause of the problem. Management says that they spare no expense to maintain the building, but the truth is that they do... everything on the cheap because they don't want to pay for big fixes. There are many better options around town. In fact, just about every other option is probably better. I strongly recommend avoiding Carlyle Place.

Working remotely?
Forget about even thinking about working from the comforts of your home if you live here. There has been renovations going on non-stop during the day, mainly drilling and banging noises that even noise-cancelling headphones can't cancel. It is so loud I can't even hear my tv at all, never mind any meetings that I am attempting to take. Management sends out an email to let us know which apartments are being renovated (doesn't help as the noise seems to travel very far)and urges us to use the club... room if the noise is too bad. With the nature of my job, there is no way I can take a work call in a public space with no privacy. I thought I was paying rent for that privacy? It also takes me forever to get to the 4th floor club room since we only have one elevator working for a while, making the elevators over-crowded with frustrated tenants and renovation workers with huge trolleys full of debris.

Great location, terrible living conditions
I have been living at Carlyle Place for just about three years. Do not rent here, run as far as you can.
The location is excellent, the apartments are a good size, and the kitchens are nice and open. They also have wonderful, helpful concierge and maintenance staff who are clearly doing the best they can. None of it is good enough.
The living conditions here have rapidly deteriorated lately, to the point where residents have formed a Tenants Association -- one of only a couple in the entire... city is my understanding -- to address the many serious disruptions we experience here.
There is something chronically wrong with the water systems in the building. We have had 19 water outages in the past year and a half ranging from several hours to several days. A/C is often impacted by an outage, even during the summer. When these water outages happen, we can't use the toilet, can't shower, can't cook, and in several cases can't even stay in our sweltering apartment. Management continues to raise our rent and offer no remediation for these outages.
I live in the West Tower, which is a twenty floor building. We have had 14 elevator outages in the past seven months, typically leaving one elevator to service 20 floors.
I had two routine maintenance issues recently, and neither of them were fixed correctly the first time. I have neighbors who have reported serious water damage or other maintenance issues that took weeks and many visits from maintenance to repair.
They are also renovating any apartment that becomes vacant, which has caused very loud, very disruptive noise on a weekly basis that regularly makes it difficult to work from home. If you work nights, have children at home, or work from home, this becomes very problematic.
Despite all these disruptions and basic maintenance problems, management has consistently framed these problems as routine preventative maintenance, or one-off emergencies. They aren't.
These are a result of a chronic failure to address basic maintenance and all residents are given over and over again is band-aid fixes and more disruptions.
At the same time they are failing to ensure we have consistent running water, management has embarked on an expensive lobby renovation. To me, this appears to come at the expense of basic maintenance that would allow us to flush our toilets more consistently and that's unacceptable.
tl;dr: AVOID this building.
