GreenBrier Management acquired Parkwood Manor Apartments in Norfolk during the last quarter of 2024. Since the acquisition, significant concerns have arisen regarding the management's responsiveness and overall property maintenance. Calls about urgent issues, such as broken thermostats (resulting in no heat during inclement weather), non-functional appliances, rodent infestations (leading to structural damage and cold air entering units), pest problems, and frozen plumbing (leaving tenants... without running water or functional toilets), have reportedly gone unanswered.
Efforts to reach management for emergencies are often met with busy signals or full voicemail boxes. Additionally, the on-site manager, Faith, is said to be largely unavailable, with limited communication seemingly focused solely on rent collection rather than addressing tenants’ concerns. These ongoing issues have persisted into January 2025, raising serious questions about the habitability and safety of the community.
This lack of responsiveness has disproportionately affected vulnerable residents, including elderly individuals and children, by creating conditions that contribute to illness, disrupt education, and make restful sleep nearly impossible. Until GreenBrier Management demonstrates a commitment to resolving these issues and providing reliable property oversight, I cannot recommend renting any property under their management.
