Its all good until its not

We didn't have issues getting in. The unit was empty for quite some time before we moved in. We were there three years and was late one time our second month there, but only by three days. We prepaid our rent 6 months ahead of time. When we moved out they said to leave the keys in the unit and they would check us out. We had to leave on a Saturday and actually dropped the keys off in the office drop box instead. We took pictures of the unit and yard before we left just to ensure that we... left it in good shape. Three months later they contacted us for money owed for our move out. Beware they put anything on the move out form that they can because we couldn't be there. Everything they point out is in the lease or in the move out information. They cover everything from scratches on the floor to no toilet paper or light bulbs. Be prepared to hand over cash after you move out or they will sue you for damages.

An unfortunate experience with what appeared to be a very friendly and inviting Douglass Properties community.

My wife and I were placed on a wait list for a duplex at Stonehorse and provided a $50 deposit and written application in-person so that we could be called back when a duplex opened up in the layout that we were interested in. Fast-forward a couple of months and we receive a call asking if we would be interested in a duplex still - we declined, but asked if the $50 deposit would be refunded since our in-person application would not be processed until we said that we would like to move forward... with potentially leasing out a unit if approved. Giuliana Let us know that yes, we can stop by anytime to get that $50 back since we would not be moving forward with submitting the application. Fast-forward 24 hours and I’ve stepped away from the office to go pick up my deposit (I had previously paid in cash). I receive a call while I am driving from Giuliana that her manager had corrected what she had previously told me and they would not be giving me back the $50. No application had been processed - I paid in cash and filled out the application by hand to be eligible for the waitlist. No wiggle-room, a very formal apology for providing incorrect information, and no room for debate on their end. Reading reviews from other users I completely understand their frustration with Stonehorse and Douglass Properties rigidity and sub-par customer service once you’ve “parted ways.” When we were touring units we did not have this kind of experience, Shelby had been very welcoming - it wasn’t until they had money of ours in hand and we’d decided to not move forward that things changed. I’ve worked in property management for over 3 years and am very aware of it being a fee-based business, but where I come from, we understand that to some degree you should recognize the humanity of your prospective tenants and current tenants alike and stand behind your word and making special considerations in good-faith.
