There are three outdoor living areas: a back patio with seating and a BBQ grill, a private dock with seating on Lake Rayburn, and a fire pit in the front yard. A washer and dryer are available for guest use.
Renters must fill out a guest card with each guest's name to use amenities such as fitness centers, lakes, boating, fishing, tennis, and golf. There is a $30 fee associated with this, which must be taken care of prior to arrival. The Bella Vista POA Member Services office is not open on weekends, so arrangements must be made in advance.

Unauthorized parties will incur a $1000 fine. The property is not pet-friendly, and pets discovered will incur a $400 fine. Unauthorized checkout delays will incur a $100 per hour fine. This is a non-smoking home, and smoking will result in a $1000 fine plus the cost of any smoke remediation necessary.
