Terrible resident services

Positives: The apartments themselves are nice and roomy.

However, I was driven to write this because of the absolutely terrible service and rule changes that have happened since PB Bell acquired the property. When I signed my lease, residents were each permitted a free guest parking spot. Somehow that policy changed after PB Bell acquired the property. There is no more free spots, they say there are 15 but I’ve surely never seen that option. My gf has to pay 30 dollars just to spend the night...
, and I can’t even think about having multiple friends over without them having to pay the fees also. This isn’t necessarily an issue in and of itself, but again, I signed the lease with the knowledge that my two person room had 2 free spots a day. Front desk attentiveness has ranged from bad to mediocre — but what do u expect? When the building got acquired they fired all of their front desk people and hired new ones. Oh, and by the way, the power went out in the middle of the Arizona summer for 24+ hours. The rooms are great, and a great deal with the move in fee, but it’s not enough to keep me here more than 1 year.

your review, you mentioned that your lease contract states you receive two free guest parking spots. After thoroughly reviewing your lease, we found no mention of two free guest parking spots. The lease does state you can have up to two guests, but it does not specify anything regarding parking. Unfortunately, in a downtown environment, free parking is typically not available.

In April, we communicated changes regarding guest parking due to concerns from our residents about valet parking abuse by guests. We continue to communicate these changes regularly. Our guest parking process is designed to be seamless: we provide up to 15 guest parking spots, and guests receive eight hours of free parking. To use this service, guests pull up to the Third Street garage, scan the QR code posted there, enter their information, and select the desired hours of parking. You, the resident, provide them with a validation code, which we send out weekly as the code changes regularly. I?d be happy to walk you through the process?it?s quite simple, and I?ve done it many times myself.

The only time a guest would need to pay is if they exceed the eight-hour limit, at which point they would incur a fee. If you need parking for more than eight hours, unfortunately, the system requires a new registration the following day to receive the free hours of parking, as it only allows one registration per day for each license plate.

If you can point to a specific section of your lease where it states that two free guest parking spots are provided, we?d be happy to discuss this further in person.

Regarding the recent power outage, we understand this was an inconvenience, especially during the summer months. However, the outage did not last 24 hours or more. Once we discovered the issue, we communicated multiple updates to residents and notified everyone when the power was restored. Additionally, we offered compensation for the inconvenience caused.

While we understand that the changes may be difficult for some, it?s disappointing to hear that they may influence your decision not to renew your lease with us. I?d love to discuss your concerns in person and work together to ensure you continue to have a positive living experience here at the Adeline.

I wish I could leave a better review.

My husband and I have drove past this apartment building everyday on our way to work for over a year and we always talked about wanting to live at The Adeline apartments. Last winter we took the leap and rented an apartment here. Our experience here has not been all bad but this complex definitely has its rough spots. The apartments themselves are really quiet and you very rarely hear your neighbors. To start our experience here it took us a few weeks to get our parking passes. Though we could... use the valet parking to park our cars; that meant we had to be home before 11PM. The parking garage is also shared with Bank of America and public parking so you have to plan coming home and leaving depending on what is going on across the street. You also have to watch out for BofA employees speeding through the parking in the mornings. The complex is dog friendly and they have a dog park on the 11th floor; on the weekends it gets so bad with dog poop left everywhere that the area is almost unusable. Though the complex has recently changed management and they are working on improving things the elevators are another really rough spot. They have quit working multiple time and are constantly under maintenance and we have gone down to one elevator if any at all. Being on a double digit floor we definitely have gotten our steps in going up/down the stairs instead of waiting almost 15 minutes for an elevator. Though the views are really nice higher up in the building; if you are planning on living here I highly recommend getting an apartment on the lowest floor possible. The last point I will make is though they charge a rather high “lifestyle” fee to start it was completely worth it because our guests had free valet parking; which is great being right downtown. They have recently taken that perk away. We are left with 10 spots that our guests might get access to depending if there is a game/ concert happening across the street. We can only request 1 guest parking pass per 24 hours and there is a time limit on that pass before you or your guests need to start paying. The front office team is in a tough spot just taking over the building a few months ago. They have always been super friendly and have helped as much as they possibly can. I wish I could be leaving a better review.

understand that adjusting to changes can be challenging, and we apologize for any inconvenience caused by the modifications to our guest parking arrangements. It was communicated to our residents several months ago that adjustments were forthcoming, though we acknowledge that the specifics of the policy were not fully detailed at that time.
The decision to revise our guest parking policy was prompted by feedback from residents and concerns over the misuse of valet parking by guests. Our goal is to ensure fairness and availability for all residents, especially given the downtown location where parking can be at a premium.

To address these concerns, we have implemented a new system on 3rd Street where guests can park for up to 8 hours free of charge. After this time, a fee applies on an hourly basis until the spot is vacated. We have also introduced a reservation system to streamline the process, ensuring that residents can easily register their guests online using a dedicated website link or QR code.
We genuinely regret any misunderstanding or inconvenience this may have caused, and we remain committed to improving our communication and services to meet the needs of our community. Review for Adeline Luxury Living Apartments Managed by PB Bell

Living at Adeline Luxury Living Apartments has been a nightmare, despite the hefty price tag. I had high expectations, but my experience has been extremely disappointing.

First, the elevators are consistently out of service. Residents are often forced to take the stairs or wait over 30 minutes for an elevator. I was stuck in an elevator for over an hour after it free-fell from the 19th floor to the 15th floor, and I never even received an apology.

One of the advertised perks of living here,...
for which we pay an amenities fee, is the complimentary guest valet. They’ve taken that away without any notice or compensation. Additionally, the electric charging stations have been broken for over three months, which is unacceptable.

The main floors have carpet that is often not vacuumed and is soiled and smelly. We recently experienced a power outage that lasted almost 24 hours in the middle of summer. Adeline's response was inadequate; they offered no water, no alternative living arrangements, no checks on our pets, and no reimbursement for spoiled food.

Lastly, the front desk staff are amateurs and clueless. If you need help, don’t bother asking them.

BEWARE and avoid this dump at all costs.

Don’t waste your money

I never post on reviews but I felt the need after yesterday’s event. I have lived here for almost 2 years and things are getting worse. The elevators hardly work anymore. Every month, one of them doesn’t work and there is a total of 4 . My family and I had to walk up the steps since they were not working yesterday. Trash is constantly left in trash rooms where you can smell it waiting for elevators, I have had 2 refrigerators replaced in 9 months of moving in and they were both brand new one. I... lost money when I had to get rid of my frozen food due to melting and I never was reimbursed after I was told they would. Floors are dirty and have not been shampooed. Pool wasn’t working for a long time and dirty. ACE parking doesn’t care about your cars. you pay money to have a spot but every other month, someone parks in your spot and they do nothing. Dogs are in common area where they aren’t allowed to be and nothing has been done after complaining and providing pictures of the infractions. I don’t enjoy living here anymore and I just want to move anywhere but here. There is no sense of urgency in fixing issues etc. I should have listened to the reviews I saw prior to moving here but I gave grace because it had only been opened for less than a year when I moved in but I’m tired of this fake luxury apartment and the expensive cost it doesn’t deserve. I have not had hot water in my shower for over a week. I put in repair order but nothing. Our dryer stop working and My husband had to look at instructions and fix it himself. I’m over this place and can’t wait till my lease is up.
