Not a luxury building
I have been living in this building since August 2023. I moved into this building following cancellation of my lease in another building at the last second due to their construction not being done on time, and The Stewart had an opening in the short time frame I had to find something, so I went with it. At first, I was empathetic to the noises and the less-than-luxurious lifestyle that came with living here - it is, after all, a downtown building. However, the fact that the management does very... little to take care of people smoking, people littering, dogs barking, etc is just ridiculous. While most of the blame for this lies with the tenants, it is what you can expect while living here. Dogs howl at all hours of the night, the hallways reek of weed, and as other reviews have mentioned, the trash situation is out of control. The parking garage floors are often covered in trash - I have no idea if people are littering or if the trash bins are overflowing, but either way, you will feel like you are living in a homeless area. The parking garage (that you will pay $125 a month for) is poorly designed, so you will play chicken everyday with those who see the landings between floors as their own personal parking spots to unload their groceries and also those who fly around the corners and do not slow down to see if anyone is coming from the other direction. You will pay an astronomical amount of fees, from amenity fees for Fetch (which is a BS service that you cannot opt out of) and Smart Home Services (also not something you can opt out of) and then common areas fees that are more expensive than your own apartments utilities costs. The common area fees, on average, will run you about $80 a month. They don't tell you that when you sign a lease. The hot tub didn't work the first 3 times I used it (I have not used it since then so can't speak to wether or not it was ever fixed) and the building has a poorly designed water system which has been an issue for me since moving in. I have multiple work orders put in for not having hot water - the water was luke warm to where it would not even steam up the mirror in the bathroom. If you want to live in a downtown building and don't care about wasting money, this is the place for you. The location is great and you have alot of options for food, drink, entertainment, etc. But 5 towers have gone up around us, including one that now completely blocks the west-facing view from the building.
