Lived here for one year, Worst apartment I ever stayed

Run away from this place.
If there is an option to give ZERO rating, I would have given that. I stayed here for only one year and ended up with a total move out charge of around $1k, with a 60% pro-rate for carpet replacement. You stay only for one year and you end up with a move out charge of $1K. This is ridiculous. They did not find any issues while I did the walk through and I agreed to pay around $200 for cleaning. They are charging me on top of that. If you want don’t want normal...
maintenance cost put on your head, run away from this place .Do not move here unless you want to spend the hard earned money during move out. I have seen many reviews online about this where the residents complained against the unjust move out charges.
The apartment and appliances are old and I have raised close to 30 maintenance requests in the one year I stayed here. I had issues with Garbage Disposal and Dishwasher all the time. Even after they replaced dishwasher, it would stink all the time. I had issues with light, Dishwasher, bathtub paint and almost every movable part of the apartment. I was not able to use a bathtub for quite some time because the paint was peeling off and even though they repainted the issue happened again. You will have some issues all the time because of the old apartments and during move out they will charge you a hefty amount.

Property Manager at MAA Camelback responded to this review

Thank you for making us aware of your concerns with move-out fees. We understand the burden that unexpected charges can cause, which is why we aim to be fair and transparent as we assess the condition of our apartments once residents decide to move.... We're sorry that you feel our evaluations were unreasonable, and we also apologize if we didn't communicate our procedures adequately enough. We'll keep this in mind for the future so our service continues to improve. Best of luck.

Avoid this place

Do not live here.

This place has a gate, but it's all a sales ploy. Though for a while that I lived there they kept it closed, they intentionally started leaving it open. Well, then my car was broken into and stolen and shortly after, my expensive bike was stolen out of a heavy duty lock. After both thefts we told management and asked why the gate was left open. They denied that the gate was left open even though it was clearly left open for days and weeks at a time. Also, in the contract it...
states that they have zero liability for anything stolen and that the gate is not required to be kept closed.

On another note, you are forced to pay the couple hundred dollars to get the place cleaned when you move out. I wasn't told this and about killed myself for a week trying to clean the place.

Bed Bugs Beware - No Notice to Current Residents

This complex has a history of issues with Bed Bugs. Within 1 month of moving in, some college friends of mine had to move out because they couldn't get the bed bugs out of their apartment. Management didn't notify anyone of the bed bug issues. They didn't send notices to any neighbors or anyone at the complex. My friends did several different treatments before they eventually broke the lease. Like everyone else -- I thought there was no way it could happen to me too, right? Wrong. I got bed... bugs at this apartment complex as well. That makes 2 residents within 1 year with bed bugs. If anyone knows how awful this experience is -- it was, to date, the worst experience of my life. We were told that if we followed all of the protocol exactly as they laid it out, there would be a warranty on the pest control services. We had to move everything away from the walls, launder every piece of fabric in the house (clothes, sheets -- anything) and seal it in trash bags -- I had to throw out 2 couches, a lazy boy recliner and a $1,400 mattress. Colonial grand paid for the pest control treatment (the cheapest treatment - not the heat treatment) and told us that if the Bed Bugs came back, they would cover retreatment. We got treatment in September and our move out date was in November. After the initial treatment -- I thought everything was fine. Wrong again. Upon moving out less than 2 months later, I discovered MORE BED BUGS. Absolutely disgusted and furious that I had to throw out ANOTHER brand new mattress - I told Sherry the Office manager. Sherry then proceeded to tell me that I would have to PAY FOR RETREATMENT!! WHAT?!? She told me that the "warranty" was only good for 30 days. I disputed this fact and didn't hear anything from them for 30 days. After only 30 days -- I was SENT TO COLLECTIONS. Over $300 for Bed Bug treatment. I had more friends who lived at this apartment complex who also verified that NO ONE at the apartment complex was notified that there were bed bugs in their neighbors apartments. The front office staff were the 1st to admit that Bed Bugs can travel through the air vents, through cracks in the walls etc. So there's no way they can continue blaming residents for "bringing in bed bugs" when they are clearly making their way all around the complex. This is by far the worst experience with any rental community I have ever had and I will never recommend them to anyone.

We are so sorry to hear that you felt you received an inadequate response from staff regarding your pest issues, and we apologize for any resulting discomfort. We strive to provide safe, clean facilities, and part of our routine maintenance includes... pest control services. That said, we are greatly concerned about the issues youve described and will begin looking into them to determine whether our policies and procedures need to be modified. Lived here 3 years, it was great

I wish I didn't have to move. I've lived here the past 3 years and it's been great. Sherri and the office/maintenance staff have helped with anything I need and are very communicative. The apartment I lived in never had any issues. For occasional maintenance that was needed it was fixed promptly and with very little hassle. The grounds are always clean and well-tended. Free cable.

The minor, MINOR complaints I could make, after thinking about it for a while:
TVs in fitness center don't seem...
to work? They did for most of the time I've lived here, but then the remote for the TVs disappeared and now I don't know how to turn them on. I haven't checked in a while - this may have been addressed.
Sometimes the package number gets written on a package incorrectly. This can make it confusing/frustrating when trying to pick up a package, since they'll say there aren't any packages waiting for your apartment number. This has only happened twice in the past 3 years I've been here though.
The appliances are gas, which I LOVE. But it makes the kitchen very, very hot when cooking for more than 10 minutes.
We signed up for auto-pay, but the auto-pay did not go through and we were charged late fees before we realized this. This happened twice in the past 3 years. The first time it happened I believe the late fees were waived once we got it resolved.

Overall, my experience here has been great, and I really wish I didn't have to move.
