University Gardens is one of the nice place to live. It's closer to the campus. The place is a bit old, it's perfect for those who love the classic style, spacious buildings, but with less features.
The property has a few issues once in a while, like 6 months, but the maintenance requests are answered really fast. Repairs are usually done in a day or less compared to the other properties which take a bit of time. Those are one of the fastest I have ever seen.The crew is really friendly and good... at their work. The best part is property manager Carolina, She is really supportive, flexible & awesome. Moving from one country to another she made moving a bit easier .
The space is spacious & the maintenance crew stay on the property & are really friendly. They always greet with a smile every Morning which lightens up the day.
The cons are the gates are not locked, some units have carpet which requires much maintenance , but its balanced with the spacious units, friendly & quick maintenance staff, affordable pricing compared to its counter parts near campus & also have to pay for Laundry but it's maintenance free.

The only good thing about the apartments is that they *used* to be affordable for being so near campus. Given the price, I didn't complain much about the multiple problems but seeing as though rent is increasing by 50%, new tenants should be informed of what they are getting into. When we moved in our AC didn't work- during the summer- and there is no emergency number for weekends, so if you have any issues on the weekend, good luck! Since living here I had multiple packages stolen, my tires... stolen off my bike, and when I get home at night I'm greeted by homeless people hanging out in the "grilling" area (which was actually used as a storage for trashed appliances for half my time there). I also get to listen to the homeless people who sleep outside my window. These are both accessed through gates that remain open all day and night- even though we were given keys and promised locked gates for a safer complex which never happened-that was last May. The manager does not have great service skills for managing an apartment complex, with little communication and poor communication when she does communicate. At the beginning of this school year the water heater for an entire building went out and I didn't know it was being worked on until I called her and she said "yeah, we know. we're working on it." When we first moved in, there was paint on the carpets and new furniture and you could tell they only painted over dirty walls. My apartment was definitely not deep cleaned before I moved in, as there was some type of brown substance that was stained running down the walls- especially the bathroom walls- and the fridge which all took hours to scrub off. Our pool was also out of commission for half the time we've lived here. Also, if something does need fixing in your apartment, make sure to call or go in person because their voicemail box is always full and apparently they never receive or look at the work orders through the work order form they provide.

Lisa said that we were all set and we paid the deposit and then all of a sudden we get an email to come get our money. No explanation were given. Now we are away from tucson and trusted we would have somewhere to live by next semester.

Nothing is getting fixed. Need to notice management 3+ times for more than 2 weeks for any fixing!
