This quiet family home is remarkably quiet, intimate and may have the finest larger and fun bedrooms of all Southside CAL student homes. 3,200 sq. ft. single family... home with a strong safety aware history for CAL Berkeley students as the owners choose to rent with a single lease to a group that has familiarity with each other and not to rent individual rooms as student friends and acquaintances result in a more harmonious house as this is still a Berkeley 1/2 student and 1/2 working citizen neighborhood. This beautiful 12 room house on 3 floors has a large entry area living room and a close by also big kitchen with 3 refrigerators, a dishwasher, food cabinets and a newer full size clothes washer and dryer. It should be emphasized that this house retains its calm, intimate and quiet atmosphere as the architecture and floor plan with carpeted walkways and spreading the bedrooms throughout the 3 floors with a full bathroom on each floor allows the family intimacy of this house to be paramount. The home has a 9 camera motion sensor camera system that records 24/ 7 and has resulted in better safety especially during these last very challenging years when many cities have experienced numerous problems. This house has great safer history with no tragic happening in 37 years...thanks to our management system, wonderful smart tenants and good fortune.

The 10 bedrooms are all large with high ceilings, tall windows and much natural light. Additionally no floor lights are needed as the house has a low cost LED track lighting system on each ceiling allowing student to have a choice of studying in bed or at their desks that are in every one of the big bedrooms. Each leaving student at lease end always seems to sell their main furniture of a bed, desk and chair to the incoming new tenants at very rock bottom pricing...the tradition seems to have gone on for ever...and the high ceiling bedrooms are truly beautiful and fun to study or sleep in.
The house group assigns its members the actual room rent and decides which rooms are singles or doubles according to friendships and peoples budgets that combined total the monthly rent which for this year will be $19,850. for 16 residents. Just to determine a average person cost...$19,850 divided by 16 residents equals...$ 1,241. per person, but because individuals choose between different size but all charming bedrooms and the number of occupants there is specific pricing where singles cost approx. $1,350. doubles cost approx. $1,225. and a triple occupancy in the largest bedroom costs approx. $1,100. per person. Therefore...16 individuals together will average each approximately $1,241/ month for 2738 Parker which remains one of the absolutely best maintained student houses on South side Berkeley...very close to campus but in a quiet respected neighborhood.
