Overall: Would I recommend living here? No - the units are great but it's not worth the price and dealing with management and other members of the community.

The management changed 3 (might even have been 4) throughout our tenure and each time things got increasingly worse. When we first moved in, we absolutely loved the community. The staff, amenities, resident actives and general sense of community was amazing. Once it was bought out, the quality of life...
continued to decrease while price of living within the community increased.

Leasing Office
Difficult to get a hold of. Two of the leasing agents are fairly helpful, one genuinely has no idea what they are talking about. Had multiple occurrences where I had to continue checking in over multiple weeks after something was said to have been completed for it to actually be done.

The property management group does not care about you or what type of tennent you are, so if you expect to have to renew your lease here, be prepared to pay for it in gold. If you're considering living here and it's on the higher edge of your budget, you won't be able to afford it after a few years. It's honestly ridiculous, especially since they do less for us now than when we moved in three years ago.

Maintence
Super responsive, friendly and efficient. Never had any issues with maintenance staff.

Move Out
Genuinely the worst move out process we have ever experienced. We were told something different from every single person we spoke to about the procedure for move out. Did we need an appointment for the move out inspection? Did we need a reminder? Who knows? Also, we never received our final itemized list of what we were charged for upon move out, which is required under California law, so ??.

Don't expect your deposit back and expect to be severely overcharged. Unfortunately the lease terms do not specify not define what normal wear and tear is, meaning they can charge you for whatever they want. We were charged over 1k for what should have been considered normal wear and tear on the unit. Would recommend bubble wrapping every wall and not coming within three feet of anything in the unit if you don't want to be charged when leaving.

Amenities
Residents do not follow the rules and leasing office does nothing to enforce them, just an fyi. The pools are amazing though when respectful tennants are there.

Absolutely terrible management

Management here goes out of their way to delay any communication. A simple lease renewal involves three in person visits, four phone calls, and six emails only for them to not respond until your lease expires.

Excessive and dishonest move out charges

I lived here for 3 years. During my time, I was happy with the apartment (upgraded, lots of storage), the grounds, and the general neighborhood. I honestly would have left a great review if it weren't for my awful move-out experience. However, when I moved out, I was completely shocked to be charged approx. $3000 for full carpet replacement, full painting and cleaning! I couldn't believe this, because I did a deep cleaning and did not have any damage to the walls or floors. I have lived in... rentals for 20 years and never had this happen. It seems like other recent reviews include similar stories, so there is a definite pattern. Renter beware.

Unavailable Staff and when you're on your way out.

Please review ALL recent reviews. I had a similar situation. Renting there was fine, staff was rarely available. We lived in the apartment for less than 3 months. Paid the outrageous fee to get out of our lease (which we respectably paid upon leaving). I was curious about when the $500 deposit would be returned to us to find out a week or two later....we OWE THEM almost $1k! They are charging us for painting and reglazing of a couple old tubs that I could NOT get white to save my life. $500+ for... Painting...for three months. And $550 for reglazing of an old tub?!!!! If your cleaning crew could not get those stains out, then that reglazing is on you. Your tub is old and I could not get out with bleach. And even better, the Asst Mgr who did the walk through a week before with me, said the apartment was the cleanest they have ever seen with a departure. And the carpet, which was used when we moved in, was most likely going to get replaced since it was older. CAREFUL!!!! CAUTION!!! They will try to charge you for items that should be replaced on their dime.

Horrible management

Small, overpriced apartments with horrible management. In the 10 months I've been a tenant I have been constantly surprised by the inconveniences and constant new charges for everything under the sun. Despite the fact that you will obviously need to park where you live, this place gives you the option- pay additional parking rent (monthly now) or walk and still pay parking rent. Wait- thanks for the option! yes, you do get a garage that is too small to park a full-size vehicle in, however, you... will still be charged additionally for a "monthly parking fee" as well as a yearly "sticker fee" and many other things monthly.

It's so cool that these huge conglomerate management companies want to turn everything into NYC. Just stop developing these big disaster communities and leave the land alone. This place is a horrible place to live... only consider if it's the last possible choice. You will not want to stay. -trust me.
