Buyer Beware

In the gated community the gates never work and the office keeps them open.
We have homeless people sleeping in the parking lot.
My car was broken into and my neighbor’s car was almost stolen. Broke into his car and drilled holes.
There is not enough parking in the complex to accommodate all residences. Residents are forced to park on the opposite side of the complex walk from gate A to B. We watch residents walk from the back end of the parking lot across the apartment complex all the way...
through the gates past the leasing office. Each apartment comes with one garage but if you have a 2+ bedroom good luck. The leasing office has created a hostile environment. By requiring the residence to have cars towed if someone is parked in their spot no questions asked. It creates anxiety.
The leasing office hardly answers the phone. You will have to call at least 4 to 7 times to get an answer.
The pool and hot tub has a dirt ring around the water like a tub. I stopped going to the pool.
The apartment grounds are left un kept. There is dog around. Watch where you step. Garbage and debris is left hallways are left unkept not clean cleaned. There is still a tree laying on its side.
The outlets in our apartments half of them do not work. The paint on the walls are like chalk you brush up against it and it rubs off on your clothes. The water takes 20 minutes to get hot. The toilets don't fully flush and clog often. There is a bad smell coming from the faucets. The filters have not been replaced. Door handles throughout the unit fall off. The tub is made of cheap materials it is hard to clean. The carpets are very cheap hard to vacuum.
The outlet in garage is not enough watts to charge the car It will take three days of nonstop charging to fully charge.
I reported a resident to the property manager. There was an incident on the property and the resident chased down another resident in her car and threatened her and her family. I believe it was over a parking space but the lady was obviously insane by the way she behaved. I see neighbors cursing out kids and the manager has been notified.
My neighbors always smoke weed the smell constantly comes through our walls fill our bedroom. My neighbor above me sounds like he’s doing jumping jacks in the morning with the dog. The bedrooms are tiny so small we are only able to fit a bed in it. No dresser or other useful furniture will fit. All their clothes must be hung in the closet. Outlets are installed upside down.

Don't Let The Review Here Fool You

I'm genuinely impress to see so many people provide high ratings where most are commenting about how friendly that staff are. So if you're looking for an awesome staff who can't solve major problems, then this is the place for you! I've been with Evolve since the Summer of 2021. This is my experience.

Pros: Staff are well mannered. Decent amenities (not gonna lie, the dishwasher here is pretty great), good AC/Heater system, and the repair team for appliances are pretty chill. However, it takes...
a couple of days for them to help address the issue you have. But they do have a tendency to flake, so be wary about that.

Cons: Staff are friendly, but they're pretty good at deflecting the problems. Parking is horrible, and expect your garage to be blocked as well. People break in constantly due to lack of security. The community itself does a poor job taking care of the property (broken glass, dog poop, trash, etc), and expect a fat bill from management because of that. You get 5 parking permits, and you're forced to park outside of the property. The mailing system here is pretty bad, since USPS would consistently send the mail to the wrong mail box. No elevators, so if you don't live on the first floor, get ready to walk up the stairs (not a problem for me)

Personal Experience: The units are pretty cool. I enjoy using the heater/AC as I please. The washer, dryer, and dishwashers are pretty good appliances here. Fridge is less than average, but it gets the job done. My unit is pretty chill. Now, outside of my unit is all the issues that occurs on a daily basis. Because the parking process here was poorly planned, we have people parking in front of garage and fire lanes. Thus blocking the narrow road. The pool and hot tub are not consistently maintained. Gym is pretty clutch, but the equipment are poorly maintained. The security gate is constantly broken, so it's easy for non-residents to come and go as they please. This correlates to people coming in to steal from garages, so definitely keep your garage closed at all times. And whenever you have a problem, always expect this response from management: "Please send an email to the manager, and he/she will help resolve the issue". Good luck getting a response, let alone a resolution. Thanks for reading and happy house hunting. And don't let their smile, and warm atmosphere fool you. Once you sign that lease, be prepared for the can of worms you're about to open.

Beautiful Place... Terrible Management

After living here for over two years now, I've seen all the ups and downs of this place. Yes, it's a beautiful place with amazing amenities. However, management is terribly difficult to work with.

- I was overcharged rent by $585 dollars
- Items were stolen by the SECURITY GUARD at the offices
- I was charged for renters insurance even though I already have renters insurance
- I was charged $500+ for repainting for ordinary wear & tear
- I was charged $1K+ for a complete carpet replacement when...
it maybe needed some cleaning.

And to make everything worse, they take 3-7 days to answer a simple email. Sometimes they don't even respond. And it's sad that I'm writing this review because I do like the management team. They're friendly and I do think they care. I genuinely hope they can do better.

If you decide to make this your home, make sure you get EVERYTHING in writing (emails). Take tons of photos of the condition of the apartment when you move in & when you move out. And read your lease carefully.
