Excellent

This apartment is excellent. The interior is great. Although they should make the dog park a little bigger. But although for starters its great.

Don't bother with this awful place

Not family friendly.
Can'tuse safety plugs in electical sockets.
Homeless people dog throught the trash and sleep in the laundry room.
Repairs take a lot of of bugging to get schedile and always get canceled (you won't be informed of the canelation until day of when you call asking where they are.

Don't live here

The space for a two bedroom was fine, nice having laundry in your apartment however the place is full of drug addicts, homeless come through and steal from your patios and throw trash everywhere. You have one covered parking space that guest consistently park in or they are parking along the fire lane blocking you from getting out. Told management about it they just tell you call the cops. Not to mention if you complain "too much" about your neighbors doing drugs and making physical threats... against you and your children they will terminate your lease. They have been remodeling the complex well over a year now because the workers are only there on the weekends at 8am pounding on your walls. They were pounding on our walls at 7am on Thanksgiving morning wanting to take out our windows. The spa in the back on the complex doesn't have a heater. They never installed it when the pool and spa were put in so its nasty molded green all the time and of course cold since there is no heater. When we first moved in there were roaches. Called the office to have them taken care of they told us its too much of a hassle that we would have to take out all our dishes and cover them and leave the apartment for hours and that it was just expensive that we should just put out bait and try to handle it ourselves. This place is a joke!

Old building. Mice and roaches

Next to the freeway is nice for convenience, however, loud. Constant homeless problem rummaging through garbage. Gate rarely locked and/or closed. Not a very good neighborhood, especially if you have children. Would be a nice a partment for someone starting out maybe with a room mate or something. Not worth the price at all. Especially since you have water, sewage, garbage and electricity to pay. Bills will be high because it’s an old complex, (poor insulation and not sealed windows). Poorly... kept and “patched”. Tracy was our manager, she was the light of this place and we will most definitely miss her.
For whatever reason the only laundry room onsite is randomly locked. This very evening I couldn’t do my son’s laundry. Very little parking and sometimes you’ll have to park around the corner down the street. They had package service. I believe it was on the lease and now they’ve decided it’s too much and now our packages will be delivered on our door step... where I can’t keep anything, for it’ll be stolen.
Mouse problem. Now roach problem...
It’s an old building, I understand, but it’s scary and gross. Not worth the price you pay.

close to everything

The Rivers Edge apartments are close to almost everything. An elementary school is 3 blocks away. A 24 hour gym is a cross the street. Easy access to HWY 99. The apartment is gated. There are 2 swimming pools and hot tubs. The grounds are well maintained. All apartments have washer and dryer hook ups, dish washer, central heating and air, and fire place.
