Unprofessional!

Took my tour on a Friday last month and had plans to move in the following Monday, tell me why the specific leasing agent that toured me ends up being the ONLY 1 that could make my move happen (called daily for the next 3 weeks but she was “on vacation” and I got NO HELP!) I got emails to pay the application, to sign the resident portal, to pay the security deposit, just for them to tell me
3 WEEKS LATER they couldn’t get me approved! Been a week now and still a nightmare just to get my deposit...
back, most UNPROFESSIONAL EXPERIENCE I’ve ever had with ANY apt!

I would live elsewhere

I lived here for 2 years.

Even though it looks like a luxurious apartment building, it is still in DTLA. There will be homeless people coming in, people on drugs, following you, people sleeping in stairwells, stealing packages, sewage smells & urine smells inside & out.

It's a pet friendly building in a city. You can expect lots of poorly socialized dogs, lots of barking, dog excrement everywhere, owners who cant or wont curb their pets.

The apartment was quiet for downtown and clean. The...
bath tub is huge. Generally things look very nice but are poorly constructed/maintained or just of low quality.

When we first moved in there was water damage and a smell in the bathroom, it took several calls until someone actually came and fixed the issue. The bathroom cabinet was water damaged for our entire stay here. I asked if it could be fixed or replaced (since it's a luxury building, high prices, etc) and all they did was paint over the damage.

There's a pretty high turnover rate of renters here- it doesn't look like folks stay for long.

During our stay, the building switched management companies. After, the level of upkeep has gone down. They've become less responsive and lost a lot of our information in the swap. With the original management we had received so much care. With the current management I have to wait days for an email response. We were left in the dust after the switch- going down to the lobby to ask for clarification we were told that we should be in contact with a point-person which we didn't have. It turned into a very impersonal big-building vibe (which it is).

I think this is normal for large building culture, and a culture that follows a large population of college kids but overall there's a lack of accountability from the residents of this building. Dog poo in the carpet hallways, spills in elevators, trash shoots clogged and overflowing, stealing packages, car damage. It all sucks but it's the nature of living in a large building in LA.

Your lease will say that your deposit can be used to paint and clean the apartment. They'll bill several hundred just to paint and sanitize (something any apartment building would do upon move-out regardless).

It’s nice but it’s not that nice. The sort of “fake nice” facade and lack of community/accountability from other residents really makes it feel like a short-term thing and not a real long-term home. I would spend more time shopping around if I was looking to live in Downtown again.

It's cool I guess

Pros:
My apartment is very quiet for dtla, little to no street noise
Pools are nice
Very convenient location
Gym is quite nice
Good size living room area & bathroom
In-unit washer & dryer

Cons:
Most of the grills have not worked the times I tried them
Theater room has been closed for like a year
Staircases are a bit gross
Limited closet space
Lights could be brighter / turn on faster
Not far enough from skid row for comfort
Not as many food options late at night as you'd think

In conclusion...
it's nice but you should comparison shop, especially when it comes to renewing a lease here. The prices in this and all comparable buildings in the area fluctuate quite a bit and there are great new tenant promos to be found.

I'm moving out for a comparable apartment nearby that will save me over $15k over the life of the lease compared to staying. Even if I drop $1k on movers I'm coming out way ahead. Don't let them take advantage of your hesitance to move / ignorance of the market. Look around and insist on a fair price.
