HOW TO QUALIFY
To qualify for the property, total household gross income must be equivalent to 2.5x rent... with a credit score of 650 minimum and no prior evictions. Please confirm you meet these requirements to schedule a showing (can also be done via video call for non-locals). Applications will be required for all adult occupants. Alternative lawful and verifiable evidence accepted if qualified for a subsidized government program. We do not ask for money to view the property and are mindful of the burden of rental application fee therefore will only accept applications after you have viewed the property.

IMPORTANT DETAILS
Available for move-in as of March 1st, 2025 (move in date negotiable), 6-month lease with option to renew. Monthly rent: $3,150, all utilities paid by tenant (electricity covered by 6kW solar system which is an additional $125/month paid to the owner). To move-in deposit of $3,150 along with first month's rent required upon signing the lease (total $6,200). One well-behaved pet considered and subject to approval with additional $500 pet deposit. House is rented unfurnished. Owner is the current occupant and is moving out yet will retain access to garage (open to exploring storage options if needed). No cigarette-smoking and renter's insurance required (needs to include pet coverage if applicable).

ABOUT THE HOUSE

Just north of Berkeley & Albany, the City of Richmond feels like a small community in the populated Bay Area. To preserve privacy, address will be provided via private message. You will find everything you need within a 3-mile radius: grocery stores, coffee, parks, restaurants, etc. There is a bus stop around the corner which takes you to the Richmond BART station less than 2 miles away (BART is our equivalent of a subway/metro). Nearby are some parks if you enjoy hiking and if you're tired of working from home, Richmond Cobiz is a vibrant coworking space downtown where you can experience community. Very centrally located, a short drive will take you to San Francisco city life, North Bay nature and hiking or you can take advantage of the restaurant scene in Richmond, Oakland, Albany and Berkeley
