unsafe

do not live here. we lived here for 3 years and in that time they towed one of cars even thou they had my plate numbers on file. when we moved out they used fear tactics to make us pay to replace flooring that was damaged when we moved in, a ceiling fan that we never turned on, on top of all of the normal expenses. these wooden boxes that they call apartment all have dry rot, pest damage, and numerous wiring and upkeep issues that are constantly neglected. they do not care about anything but... taking your money, at any cost. while i lived there I took the time to photograph as many issues as i could and spoke with a few of the other residents. I am not a single case. please don't give them your time or money. I learned the hard way.

Thank you for sharing on your previous experiences at Pheasant Pointe. It's disappointing to see that in your 3 years with us that there were no positive aspects to your tenancy. At Pheasant Pointe, we strive to provide our community with excellent... service and value and we apologize if that was not your personal experience.
Our vehicle records for license plates are not digital and we collect this information at move in to help assist us in identifying resident vehicles. If your vehicle was improperly parked in another resident's space, the owner of the space may have the vehicle removed without notice to our management team. Vehicles that are towed by our management team for a parking violation require advanced notice with a parking tag attached to the vehicle if the owner is unable to be discovered.
All of your final accounting charges are determined by the condition of your home at move out and are based on actual costs to bring it back to a move in ready state. If you have any questions regarding your final accounting, or any other feedback you'd like to share from your time with us, we invite you to contact our property manager in the Leasing Office. They can be reached by phone or email at your earliest convenience.

The worst place I could have ever lived in Sacramento. Totally took advantage of my roommate and I because it was our first time renting and living on our own. Management is terrible and rude and acts like you're ruining their life just to ask for maintenance help or pick up a package from the office. Front gates hardly ever work right so you can't feel too safe. There was an attempted break-in in our apartment because the gates were broken at the time so they were left open overnight. The... outdoor maintenance cracked my windshield by leaf blowing a rock onto my windshield and the complex management tried to say it was "probably just a kid or something". It was eventually taken care of by the maintenance company, very graciously I will add, but the complex staff tried to avoid taking care of the situation completely. After our lease was up, they hiked the rent up $400 for a non updated unit. The appliances are extremely old. Our lease was a 7 month (really weird?) and they ended up taking over $600 of our $1000 security deposit. There was no damage done at all in the apartment. We kept it very clean. Cleaned it regularly and cleaned it spotless upon move-out. Said they needed to do extensive carpet cleaning which is ridiculous because we were hardly ever there and only lived there 7 months. Only positive thing I can take from living here is learning that I needed to take pictures of literally everything on the day of move-in. Highly suggest not living here. Not worth the lower pricing.

Excellent Homes

It's been now 21 months and counting here and I feel the same way as I did when I initially moved in. helpful staff, maintenance always responding in reasonable time, great rental prices and good neighbors. I love it...

Pheasant Pointe apartments

I have been in this complex for 18months now and I have not regretted a day why I chose this place. Its clean and quiet complex. Well maintained. Profesionalism all the staff is at its best. Inside each unit we get full washer and dryer and as a mom of 3 i love and appreciate the convinience. Last but not least, the maintenence or any request is responded to within hours to a day at most.
