Dishonest Management - terrible experience

After several properties in San Diego, BLVD has been our worst experience.

Our unit itself was already overpriced for what we received. Extremely small and cramped with very little storage for anything. It is clear BLVD was built to minimize money spent reflecting the poor quality in the construction and units. Walls were thin and you can hear your neighbors just talking. The appliances were cheap and low quality, especially the tiny refrigerator and terrible dishwasher. Our sink wasn't even...
properly attached to the counter. We could easily hear all our neighbor's voices, and had to call numerous complaints about noisy neighbors in the middle of the night on weekdays, and still nothing was done. I've never been one to complain of noisy neighbors but here it was too much, too loud, and a disrespectful community.

The utilities (water, trash, sewage) are done through another company and cost over $100 a month. The garbage chute rarely worked, the spa was constantly broken down, and the security gates were broken on more than one occasion, giving access to anyone. The gate currently has been broken for almost three months now, and this gives anyone full access to the entire building. As a result, neighbor's cars were broken into and BLVD refused to take responsibility. Why pay for these luxury amenities if nothing is ever working properly?

After our first year, we were given the option to renew for 12 months with a 10% rent increase or go month-month with a 25% rent increase. When asking management to negotiate, we were told in the office that our unit was highly desirable and could easily be rented out at a higher rate, basically "Go ahead and leave, we will find someone else to pay a higher rate." They also didn't offer any improvements to justify this ridiculous increase in rent. At this time, with the gate being broken and the way we were treated, we no longer felt protected or safe to keep this our home.

Upon move-out, we cleaned and scrubbed our unit to maximize our deposit. They ended up charging us for a full deep cleaning, and full painting of the unit when we only mounted a TV (which was allowed). They also charged us extra fees for prepping the unit for the next tenant, which is not allowed in California. They kept most of our deposit without full justifications.

After our experience, awful building, awful staff, awful company.

I’m surprised to hear you had a negative experience given the positive interactions and feedback we’ve heard when chatting with you at resident events and around the community. We never received any... work orders for the items you mentioned, we would’ve been happy to address any issues if we were made aware of them. We review all move out charges with every resident during our pre move out inspection, and your charges were in line with what was discussed. We are located in a vibrant area of North Park so neighborhood noise is to be expected if windows are open. As with any large property we have had to make repairs at times but we have always communicated the timelines with our residents. We wish you the best in your new home!

Not Thrilled

Only place I’ve lived where I’ve had multiple packages misplaced or outright stolen. I’m writing this review after my fourth parcel has been stolen or has magically disappeared. When you get a notification that your Amazon, UPS, FedEx, etc. parcel has been delivered, be prepared for a runaround the entire apartment complex. The package might be at your front door, it might be inside (or more likely outside) the USPS mailbox, it might be on the floor of the mailroom, it might be in a parcel... locker…who knows! It’s well-documented how people have taken advantage of this massive privacy oversight as non-residents have been known to just walk in and steal packages off the mailroom floor.

I haven’t even touched on the repugnant status of the trash disposal for the rear building. If you’re not in the main building, you share a dumpster with the Taproom restaurant. Between the select careless residents who simply throw their trash on the ground near the dumpster and the restaurant which causes the dumpsters to quickly overfill, it’s a nightmare to navigate the inevitable broken glass that litters the rear parking lot.

We are constantly working with our delivery partners to ensure proper delivery of resident packages, but as drivers rotate out sometimes we have to re-educate them despite all of the signage and directions posted. We...
also installed another fob activated door off the garage, so our mailroom is secure with fob access necessary to enter from both sides. We haven't had many package issues since then, but contact the office in the future as we have multiple cameras in this room and can assist you.

We also have increased our trash pick up; with businesses only reopening fully in the last 30 days we had to readjust to accommodate the extra waste produced at Tap Room. We haven't seen or heard of broken glass in the parking lot, but we encourage you to contact the office if you notice any areas that need attending as our daily onsite porter can clean up the area right away!

Disrespectful management

From the beginning, management has been disrespectful. They test building alarms for 4-6 hours a day on the weekends, starting at 7am. The alarms work. Give us solace.

We do apologize about the fire alarm testing. Unfortunately it is a requirement for construction of a new building by the city so it had to be done. This was during the construction phase prior to opening so it was not onsite management that was... involved.
