This will need to be available in 9-12 months. If tenants stay longer than 9-12 months, they will need to allow access for contractors to backyard. The garage must be cleared out entirely by this time. Tenant should be aware the side gate will also be removed at this time, and a privacy fence will be put through the middle of the yard.
