Not clean, water leaks, poor management
The current cleaning contractor does not do a good job in the "common areas" like the hallways and staircases. They are usually quite messy and the quality leaves much to be desired.
There have been numerous water leaks in different areas of the building. For a property that is only 6 years old, that is indicative of poor initial construction. They have also had numerous floor issues (had to replace most of the floors on 3 floors in the first phase. They have just replaced one units floor... in the second phase.
The front office management has had high turnover. While the current team has been here over 1 year, the perception is that they don't have respect to the tenants (heard more than 1 complaint), and are not necessarily the right people for an over 55 community.
The only bright spot is the maintenance staff. Unfortunately, team members are pulled to other properties and they also have to deal with too many issues such as leaks to be able to do their job their job properly. (Overworked, Underpaid)
They have high turnover of tenants, and they have just finally filled most of the units. Unfortunately, the perception is that they will rent to anyone as long as they get an apartment occupied.
Only reason I am staying is because the Colorado Springs market is so hot right now. I think management knows it, and does not care.
