Our Unit Flooded twice due to poor engineering
11 months into our 12 month lease Colorado Springs had a less than average rainfall. I quickly realized the entire back corner of the apartment was filling with water. I immediately called the apartment complex emergency number and nobody answered. In the time it took to move a few of my belongings the water had spread into my living room, kitchen and the second half of the apartment. A few hours after I called they came with a ton of equipment to start the water mitigation. This process was... LOUD and FILTHY.
I called to ask if they could get me a hotel room due to the safety concerns. But no, somehow they expected this to be livable and agreed upon conditions that I was paying for that month. So luxurious. No tarps were put up to tape off areas of construction to alleviate fibrous dust contamination or protect us from paint fumes. No,
Our Furniture, rugs, toys, electronics, blankets, furnishings and towels were destroyed. Many of our items were expensive gifts from our recent wedding- we had to replace with crap off amazon. I began pursuing my renters insurance policy about reimbursement requests. They informed me that this was considered an “act of God” and would not be paying for any of the damages. If the facility had been designed properly, an issue like this would never have to fall on insurance.
The Zeb has refused reimburse us. They told us they would reimburse us for 1 night in a hotel for the day of the first flood. Most likely, the Zeb will be reimbursed for damages caused here by the oversight of the civil engineering team that designed it. It will get fixed and the Zeb won't feel the effects of the cost. My family will. This is a construction issue and no Certificate of Occupancy for the facility should have been granted with this flooding hazard present.
It flooded again June 12th, 2023. They started the repair process. Except this time, no walls were cut out. Let me be clear: Filthy water runoff saturated the floors, trim, walls, and studs and nothing was removed.
We were great tenants. Ultimately we had to pay for conditions during a period of time that we didn’t receive. We paid for lost items and hotel stay. This has been nothing close to a luxury experience. If anyone with similar issues during these floods reads this, please contact me. I hope this review helps in anyone's future decision of staying here.
