Friendly staff, made my move during a pandemic easy

Wardell and the rest of the team helped me conduct a very stressful move from a different city into DC during the pandemic. Wardell was particularly helpful in working through concerns I had, and I was able to successfully move in in a relatively pain-free process, which is saying something. Management and maintenance has been pretty responsive so far, and there are lots of nice touches in the rooms that make it a pleasant space to spend time in for the foreseeable future. The bathrooms in... particular feel particularly luxe because of the heated towel rack and waterfall shower.

If you're a new tenant, keep in mind that some of the appliances, like the stove, may not look the same as the ones advertised in the photos. This may have been because of manufacturing issues during Covid, or because they were rushing units to market in order to make them rentable, or some other factor. I'm hoping that when it comes time to replace the stoves in a few years they upgrade to new units.

Like other management companies, they do rent reductions based on monthly concessions instead of reducing the base rent. It's spelled out very clearly so just be aware of that. As a tenant, you should also know that it's more expensive for them to find a new tenant than it is to keep your rent the same when your lease expires, so you should totally fight for that.

They're continuing renovations in the building, like work on the courtyard -- there's not common space in the building to speak of, but the rooms are spacious and it's kind of a dream to look out on trees and the zoo so the location feels very prime.

There are pros and cons to working with large management companies, the cons I think are obvious to anyone who's dealt with them before but the pros here is that there seems to be a very responsive and wide team of folks who can help solve problems as they come up. The property manager, leasing agent, maintenance team and others seem to be a solid team.

Looking forward to seeing what else they do to improve the place, but for now, I'm very satisfied with this quiet little oasis and appreciate all the hard work Wardell and others put in to making my transition smooth in difficult circumstances.

Poor Management

Poor management. Building illy kept. Homeless people living next the building. Move anywhere but here.

We apologize for your experience. We love the quiet neighborhood, and being steps from Rock Creek Park, Mount Pleasant and Adams Morgan. If there is anything specific you would like us to address, please reach out to us at 202-753-3986. The building... has completed renovations for not only full upgrades to most units, but to common areas and the systems behind the walls as well. Now that those upgrades are complete, we think this will solve any previous issues you might had had with items like electricity, plumbing and general maintenance.

Once in a lifetime location...

The apartment sits right behind the zoo, so you can wake up to hear the lions roaring. If you can nab the top level, you have a view that spans all the way to the National Cathedral, with breathtaking sunsets and summer storms. It is minutes from the Rock Creek Park trails, and a ten minute walk to Adams Morgan.

That being said, the apartment itself is an older building, with its own quirks. The apartments have had only the minimum renovations required, and that shows in cracks, peeling paint,...
and and outdated appliances. We have not had many cockroaches (we have cats) but did have a bat come in.

If you have a car, keep in mind that after about 7:30pm, there is NO parking-you'll circle for 20 minutes before finding a spot 5 blocks away. As is common in DC, car break ins are the norm, and there have been the occasional apartment break-ins. One happened in our building this past fall. But, the rent is low, and the views can't be beat.
