Stay Away

Stay away. Building Management does not care for its tenants. The laundry card machine has been broken in our building for years, one of the dryers doesn't work (and there are only 3 for multiple buildings of residents), the buildings are unclean, there is a great amount of noise pollution, and building management does not listen to or care about resident complaints. Their solution to slow response times from maintenance was to utilize an app, which also doesn't work most of the time. There is... no other way to submit non-emergency maintenance requests besides the broken app, which is probably intentional because again, building management has no intention of helping or caring for its residents unless they absolutely have to (due to emergencies). The maintenance workers themselves are all friendly and helpful, however, the actual community office is the problem. Also, the walls are so thin that you can hear every word your neighbor says. I have lived in other AvalonBay properties before, and this is not even close to the level of quality of those other communities. STAY AWAY! Not worth the cost of rent.

Great apartments but expensive

These are great apartments in beautiful Glover park. All utilities included, maintenance is quick, apartments are large. My biggest complaint would be that my rent went up by $120 after one year with no upgrades or renovations. This place is not dc rent controlled, so just be aware of that going into a lease here. They have nice package lockers and reliable laundry. The leasing office can be a bit hard to reach, but are usually helpful once you do reach them. This is also a pet friendly... community with dog bags by each entrance and dog trash cans outside. Location is in walking distance to the 30 and d buses, easy access to Georgetown/shops on Wisconsin Ave.

Nice apartments but Comcast-like management

This is a hard review to write because on one hand, I really liked our apartment here — just quirky enough to feel like you’re in an older apartment some character, but still functional. I found the management to be responsive to maintenance requests. I loved the neighborhood. Everything was fine and dandy ... until it was time to move out — and prospective residents should know this.

It’s kind of like Comcast — all the incentives and stellar treatment for the new customers, and then they...
treat longer-term residents like dirt. By the time I moved out after over 4 years of living there, my apartment rent was over $250 more per month than the most expensive one-bedroom apartment they had on the market at the time. Could I have moved into a new apartment every year as they raised my rent in order to keep that new-resident rate? I suppose, but how does that business model make sense? And who wants to move down or up one floor every year? No one, and that’s what they count on until you’re stuck with rent way above market value. Not to mention the unreasonable and vague “up to two month’s rent penalty for early lease termination,” no matter the reason. Never should have signed that lease!

When you ask about these things — like, why they are charging you $3,000 more per year than they charge a new tenant, they just shrug and point to the corporate entity in the sky that you can’t actually contact.

Knowing what I know now, I’d avoid them. Or don’t bother fully getting settled in because you’ll have to move every year to keep your rent at market value. Life has gotten much better now that I’ve freed myself of both Eaves Tunlaw Gardens and Comcast.
