How Is This Rating Determined?

Justin K.

have lived in Hamilton House for one year, and I cannot speak more highly of the building, and its management. This is the third managed building that I have lived in, and by far the best. Managers George and David, and a highly attentive front desk and maintenance staff are incredibly responsive to every need--from deliveries, to dry-cleaning, to immediate responses to maintenance requests. When I moved to Washington from Boston, building management really went out of their way to make the... move seamless. Quiet, in a great location, and newly renovated apartments. I have no intention of leaving anytime soon.

Great building

I just moved out today and I know that I'll miss this place so much! The staff is great, they are very flexible and always available if you need anything. I'll recommend this place without any hesitation!

NO Heating yet on 10/20/2015- its freezing

Horrible management of the building. It was freezing in the last 10 days and they are still not turning on the heating in the building. When I spoke with the managers they told me is still hot outside - i.e. 55 F during the day and 35 during night (this is hot for the management for the building???). What is even worse the heating system is not gonna be on in the next 5 days - that's what I was told. You don't have access to main utilities such as heating because they are saving money despite... every year rent increase of more than 5 percent!
THINK TWICE BEFORE YOU RENT AN APARTMENT HERE! HORRIBLE MAINTENANCE AND BECAUSE OF THE HORRIBLE MANAGEMENT OF THE BUILDING.

Boring Building - Creepy Pool

This is a very low energy and boring building. You will never use the pool because it is located on the ground floor surrounded by offices and this building so you have hundreds of windows peering down on you - very creepy. Rarely saw more than one brave soul down there at a time. They're also very strict about guests - you can't take friends unless they pay to use the pool. The buildings also block out the sun so the water is always freezing. Other tenants are pretty old and quiet so expect... noise complaints if you ever host a get-together with friends. Doormen/women do nothing - I've had an ex boyfriend just walk right up to my unit at 3am without any calls to make sure it was ok to let someone up. Not sure why you'd pay for a doorman with that lack of security. Overall it's over-priced for the size of the units and the location is way below average. If you don't know DC, west of Dupont Circle has no action - it's just a 9-5 office area so weekends and evenings will be deserted with few restaurants open. Northeast and South of Dupont are where you should be looking. Don't move here.
