The pool is only open Thursday-Saturday in 2021 with reduced hours and the air conditioning is poor. The building and management has deteriorated significantly. Not as advertised.

I lived in the building for a year and really enjoyed it at first but then there was a massive construction project. It was definitely needed but the building’s management company felt it was fine to shut down balconies and subject residents to horrifically loud drilling during the day. They offered a onetime $250 payment, which was not sufficient. Many of the residents are retired or working from home. I moved out a month into the insane construction noise and heard the situation and it’s still... ongoing. Can’t imagine living there during the pandemic where everyone is stuck at home.

Do no live here. The management truly does not care about the safety of it's residents. A construction project has been going on for upwards of a year and the noise from the drilling feels like you are living in a hell zone. Management will not give dates about the construction project and it's ending. During COVID it is asking residents to sit in the lobby to take work calls. Honestly, do not do it.

I've been living at the Promenade Apartments for over a year now and my studio apartment is the perfect size. The kitchen, living area, and bath room are nicely separated. I also have a Juliette balcony with a slide glass door to allow lots of natural sunlight in. There is also a pool to hang out at during the summer with a grill area.
My apartment is in the perfect location. It's at the bottom of Adams Morgan so there are many restaurants, bars, and grocery stores just across the street. Also... , DuPont Circle and U st. is a short 15 minute walk away with tons of shopping, restaurants, and night life as well. The only downside is the metro stops are 15 minutes away, but there are enough buses around to take you anywhere you need to go.

The small condo building (12 units?) at 1848 Wyoming looks deceptive from the street. It has a flat beige front, unassuming stairs, and fits snugly right in the middle of a hilly street. Inside, however, you'll find at least one (mine!) gem of an apartment with hardwood floors, an open layout, phenomenal morning and afternoon light, and excellent soundproofing between all of the units - and you still have great neighbors!
Three things that differentiate this apartment building:
1. Location

3. Location. OK, fine - the community/neighborhood
1. Can't be beat on location, right in the Heart of AdMo between 18th and 19th.
< 5 minute walk to:
-Kalorama Park: significant greenspace, well-maintained grass, benches, shade, friendly dogs/people, basketball court, 2 fenced in playgrounds
-Capital Bikeshare
-Sweet Science, a mega awesome coffee shop run by a coffee wizard
-2 dozen restaurants
-10 dozen bars
-5 bookstores
< 10 minute walk to:
-Dupont Metro North
-Harris Teeter/Safeway
-Chipotle
-Meridian Hill Park
-1,000 places I haven't had time to visit
2. The view is completely ridiculous. You can see both (and past) the Capital and Monument. Witnessed 4 distinct fireworks shows at once on the 4th of July. Unstoppable.
3. The neighborhood is diverse and excellent. People watching is A++. It's AdMo, you know what you're getting into.
Live here, or close. It's awesome.
