Avoid if you can
Pros:
- No credit requirement to move in.
- My experience seems to be isolated, but my building and street has been calm and quiet the entire time I lived here.
- Large parking lot and a lease that allows multiple cars per unit, this was great as a car enthusiast.
- Management/Maintenance really doesn't bother you.
- Convenient to 20/59
Cons:
- BUGS! Quarterly pest control stopped sometime last year and the bugs moved in right after. Now you can only get pest control if you request it, they... only come out once a week, and if they miss you or are too busy, too bad.
- Mold: the AC system is completely full of mold. Cleaning the vents with bleach is a bandaid solution for poor preventative maintenance on the AC system.
- Bad Internet: Fiber internet runs all the way down the street, right to the stop sign. The management company leases bandwidth from them and sells it to residents at a markup. I pay the same price for 1/10th of the speed. That's when it works, at least once a month there will be several hours where you don't have Internet.
- Unfavorable lease: No subleases, horrible terms if you want to break your lease. Once they have you signed up, you're basically stuck.
In summary: RUN! If you don't have to live here, don't. It's pricey for the area, units are slapped together, run down, and poorly maintained. Management keeps cutting back on basic maintenance and amenities to squeeze every dollar out of this place. This place is a great reminder to work hard so that you don't have to live here.
