Poor and non-responsive management team. You will be indirectly addicted to marijuana due to its smokes and smell coming from the neighbor units. High traffic of homeless people and police that awake you recurrently from sleep . My kids' bikes and shoes were stolen many times.

Rats are everywhere. If you rent a 1st floor apt you'll get rats running across your porch and they'll try to get in through the screen door. The only thing management did was put out "humane" trap and release traps. I saw trees drop branches on cars more than once and miss a group of kids playing. There's one tree near the pool where people sit at the picnic table that's dropped branches more than three times. I never saw an arborist get called in, just maintenance cleaning it up. Drug... paraphernalia is common in the neighborhood. They have a security service but they don't do anything when called and it takes Sac Sherrif about an hour to respond. Lee mas

Sheriffs are here regularly, including all night show-downs with lights and loudspeakers blaring; reports of people waving guns; etc. Lots of theft. Cars stolen from the “gated” parking lot. Laundry rooms broken into many times, doors busted and slots busted; clothes stolen from the washers and dryers, detergent and baskets stolen, etc.

Car vandalism, dents, keying, scratches, slashed tires, etc. in the parking lot. Tenant spitting on cars in the parking lot, on apartment windows, etc. ... This has been going on for years. In this time of Covid, the owners and managers still refuse to do anything about it.

Very, Very Loud day and night inside and outside. Managers and owner ignore phone calls, emails, and letters. Ongoing rental violations adversely affecting your health and well-being No quality of life here. Most of the good tenants leave.

Dumpster divers in the trash bins, taking lots of stuff out – including thrown out furniture and chopping it up and burning it in the fireplaces here.

Lots of sketchy people living here. Rude, loud, thoughtless, and outright nasty. Many hang around all day, not working and have lots of extra people over day and night – partying, loud music, pounding, etc. All kinds of noise (music, pounding, etc.) in the apartments - loud all hours of day and night. 7, 8, and more people living in 2 bedroom apartments (the code is 2 per bedroom plus one). No more than 2 animals under 50 pounds allowed - but some have several, including very large animals - very loud and disturbing at all hours.

There are too many problems to list. Owner and manager refuse to address ongoing problems and don't return calls. Management is inexperienced, incompetent, dishonest, and avoid the renters as much as possible. Several different managers in last few years, all bad. Short office hours, if any. They don’t want to be called and they don't return calls.

This place needs lots of improving, starting with owners enforcing the rental agreement and better management. There used to be more negative reviews. Somehow they disappear. Too bad – people need to see them all. For your health, safety, and well-being, you do not want to live here. Lee mas

I have lived here for just over a year now. I was happy to renew my lease again for another year. Most places have some unwanted guest who make the complex less appealing. Hastings ranch is alway ready to address these issues. They work hard to cater to every individual. I have made many new friends since being here. We all love it. The management is on top of any issues I may have. They are always willing to work with me when I have issues and concerns. One word for anyone thinking of moving in here: Cockroach City! Manager says there on top of it, however this is the second month and still no pest control has been called. To make matters worse they are raising rents like crazy! Stay away!
