Affordable but Shoddy.
This apartment is a very good deal to be in an Encino location, but it has so many issues that management does not address.
Shortly after moving in, my tub began to peel and crack. When I contacted management about this, they told me they would get someone in to look at it, but would never actually send anyone. The tub has been worsening for over 6 months since I first reported it, and everytime I bring it up to the landlord I am assured that someone will be scheduled to come address it. These... words are never actually followed by action, and I am still left with a shoddy tub that scratches me and has paint chips breaking off.
When summer hit, the single A/C units that are in the apartments are suddenly asked to do far more than they are capable of, as natural air flow in the apartment even with windows open is almost nonexistent. My unit went out for over a week before someone would attend to it, leaving me in a 96 degree interior space with no way to cool it down, no matter how many fans and cooling devices I brought in myself. Even once they replaced my broken unit, the new one will never cool the apartment more than 10 degrees cooler than the outside temperature, leaving me unable to be home in daytime hours without breaking into a sweat. Not to mention, running this unit all the time to keep temps from reaching the 90s again cost over $400 on a single LADWP bill. These hot months have lasted all the way from April to October. Once temperatures drop again, the apartment stays very cool on its own as there is little insulation, but the summer months have been horrid.
I have also had many strange bugs in the apartment despite being assured that pest control comes regularly and I wouldn’t see anything unless I decided to live here for years and there was more time in between services. Only a few months in, I saw centipedes darting across my kitchen floor, have found moths hiding in my cabinets, and have killed countless crickets scurrying around the floors and even on the ceiling.
The building itself is in dire need of updates, as many things are original to the construction in the 1960s, but nothing is ever done unless a big deal is made over something. I have found most neighbors share the mentality of it not being worth the hassle, so we just wait for our leases to end and nothing is ever done.
