Brea Lakewood Ranch - Pass on this property!
Brea Lakewood Ranch is marketed as a luxury community, but my experience has fallen far short of that promise. A critical building system was inoperable when I moved in, and this was not disclosed before I signed my lease, even though it would have affected my decision.
The automated package delivery system is unreliable. Some packages go into the system and trigger a text or app notification, while others are left on the floor in an unsecured area where anyone could take them. Even after... repeatedly alerting management, this continues to be an issue.
Management feels unresponsive and out of touch with residents’ day-to-day concerns. Issues are acknowledged but not resolved, and the overall level of communication and follow-through does not meet reasonable expectations for a community that calls itself “luxury.” In my experience, I also have not always felt that I was treated in a professional or appropriate manner by management, which has been disappointing.
Noise is also a significant problem. Residents frequently hear noise from adjoining units, and it feels like there is very little sound insulation between apartments, which affects day-to-day comfort and sleep.
The interiors feel basic, with lower-end appliances, and several amenities are more restricted than you would expect. While the pool and gym are nice, the business center and resident lounges—already limited to key-fob access—are locked after 9 p.m., so residents cannot use the computers or simply relax and watch TV later in the evening.
For the amount charged in rent, the overall living experience does not feel like a good value, especially given the ongoing issues with noise, management responsiveness, and basic finishes.
Maintenance staff work hard once they arrive, but management is slow to dispatch them. I’ve had multiple requests sit for days, delaying important repairs.
It also seems that some residents’ concerns are prioritized over others, which adds to the frustration.
Given these ongoing problems—and others not listed here—I cannot recommend Brea Lakewood Ranch.
