Eleven85 Apartments

We’ve been living here for a little over 2 years now. Management has changed a few times but I know that’s because the company got bought out. We don’t have many complaints. We have a 1 bedroom apartment and thoroughly enjoy it. The layout is spacious yet homey. Our bedroom is specious as well. The community is very friendly and we have lots of friendly pets in our side of the neighborhood. Our main complaints are that the gates malfunction quite a bit and the trash valet is so hit or miss. We... pay for it monthly, but sometimes the company skips a few days. We would prefer to just take our trash out at this point or have a trash chute. Oh also they will boot your visitors’ cars if you don’t get them a visitors pass which can be kinda annoying when you want people to come visit you. It would be nice if we weren’t required to get a visitors pass every time someone wants to stop by our place, especially because you have to get the pass during the leasing office’s business hours. If someone wanted to randomly drop by, they would have to park on the street or in the parking outside of the gates. Lee mas

Overall I’m pleased with my apartment, and I’m excited to see how the property improves under the new management. The sound proofing seems pretty decent, and everything is fairly low maintenance. The no indoor smoking policy must not be very well enforced because fairly often my apartment smells like weed.

Outside of the apartment, the trash situation could be improved (the trash policy is inconsistently enforced - I never even use the valet trash), and a few of the pet owners don’t clean up... after their pets.

Overall the interior furnishings (high ceilings, crown molding) and the great location make this complex worth considering.

I never write apartment reviews because let’s be honest they all have their issues but PLEASE please beware if you are considering this property. i highly recommend going anywhere else. The units are INFESTED with roaches, they will do a bait and switch on you where they show you the showroom apartment and all of its features and tell you you will get a balcony only to put you in a totally different unit with NO balcony, broken windows, lifting floor vinyl, black mold in the bathrooms, the list... goes on!!!!!
They literally painted over previous tenants hair and god knows what else. They raise the rent every month with fees that don’t even make sense, the valet trash almost never comes and they still charge you every month for it. The units smell like mold and cockroaches (i wish i was making this up). It’s extremely loud at night due to the bar that’s right beside this complex that they fail to mention during the tour. The gates and doors and elevators always broken. and yes there is only 1 singular elevator for over 300 units. Literally have never experienced such lack of maintenance and upkeep in a property in my life. my ceiling was literally pouring water and when i called the emergency maintenance line it went to a automated message saying this number does not exist. they will not give you back your security deposit and make up multiple reasons as to why with no validity. the leasing managers change every month and they are all liars and scammers. FYI: Eleven85 was on the news for various issues (January 29, 2024 on WSBTV).

I’ve been living here over 4 years and cannot wait to move! I wish I could give this place zero stars. When the new management, First Communities, took over last year, this place went DOWNHILL!

Issues:
1. FEES FEES FEES!! There’s a double fee for everything, Including a $50/month washer/dryer fee.
2. Parking: There’s little to NO visitors parking. There isn’t even an online... system for parking passes. You have to get a signed parking pass from the leasing office.
3. All of the doors are kept propped open and/or are unlocked. So, there’s no security here.
4. The security gate is always broken.
5. Elevators are always broken.
6. Trash left everywhere. In the stairwells, elevators, hallways, etc.
7. Trash is always late being picked up. Also, a NEW FEE for trash was just added. $25 valet PLUS a trash hauling charge.
8. Car break ins!!!
9. Maintenanc e is extremely slow.
10. During the summer, the pool is closed majority of the time for ‘maintenanc e’.
11. The gym equipment is always out of order.

Eleven85 is in a good location but It’s not worth moving here. Way too many issues and charges. Lee mas

They charge you $25/mo for trash valet service that hardly ever works. The leasing office doesn't say anything most times, just let the trash build up in the hallways for days at a time before the valet service decides to work again. It's an apartment building, so on a hot summer day, the hallways are literally vomit-inducing. It's like walking through a landfill to get to your apartment. Save yourself the headache.
