Not bad!

The property is cheap, however be aware that they do add on a lot of additional fees to your monthly rent amount - they make you pay for their wi-if (you cannot opt out of it), you have to have renters insurance, you pay for snow removal, etc.
I lived here through college, so it wasn’t a bad experience for me because I wasn’t in my apartment except to sleep. Some issues that have led me to moving finally was just because of neighbors. They do promote safety by... requiring a background check, but the tenants are extremely rude - will blare music, curse you out if you ask them to turn it down, smoke marijuana constantly in non-smoking buildings, litter and dog poop everywhere, etc. If you are home during the day, marketers will continually harass you to sign up for their services, so I’ve learned to avoid answering door knocks. My apartment being on the ground floor IS NOT RECOMMENDED as people will sit in their car with the headlights on for hours during the night. Also, I’ve rarely been able to use the laundry facility because they only have 2 washers and 2 dryers per building (and I would say 50% of my time here one of them has been broken).
Maintenance is honestly the nicest people I’ve ever met in my life, but be wary because they do hire third party vendors and they are probably the worst people I’ve ever met in my life. I’ve had several issues since moving into my apartment. On-grounds maintenance is amazing at getting to your problem and being helpful, but the other companies are awful. My apartment flooded multiple times with septic water because of someone above me flushing baby wipes. A third-party company used my personal towels to clean up the sewage and even left my apartment door open (which resulted in my cat running away). The Village team was AMAZING, came out to help clean up, gave me a gift card to replace my items, even helped me look for my cat. But the third-party vendors are god awful and I wish they would replace them because I feel like all the poor reviews for maintenance they get are because of them.
Overall, this was a great college apartment for me. If you want somewhere cheap and work a lot of hours/won’t be home a lot, this is probably one of the more decent apartment you can get in the Peoria area. However, being in the Peoria area, means you get Peoria area hospitality, so don’t expect welcoming neighbors.
