Make sure you live on the third floor.
Pros: The management here excels at maintaining the community. Their responsiveness during business hours is impressive, with maintenance staff arriving within 30 minutes of any call. Common areas are consistently well maintained, with prompt garbage collection, leaf removal, and snow clearing.
Cons: The old buildings suffer from serious sound insulation issues. Living below another unit means hearing everything: footsteps, TV, showers, laundry, etc. Despite multiple complaints to the leasing... office about noise, no effective action was taken. suggesting either poor follow-through or weak rule enforcement.
If you can secure a top-floor unit (3rd floor), this could be one of Omaha's best apartments you can live. If not, look elsewhere unless you are comfortable with noise at all hours, 2 a.m. or 5 a.m.
