TLDR: Nice apartment, but management may ignore you
Lived at the orchard for 1 year.
Pros: The layout of the complex is nice and I thought my apartment had a great layout. Never had any issues with my neighbors. Maintenance staff were always polite.
Cons: Pests. The attic space above my unit had an on-again/off-again pest problem with raccoons. They would keep me up all hours of the night and made it impractical to sleep in my apartment. They also tore up the insulation and ducting so my unit was never able to keep temperature hot or cold.... They tried tearing up my ceiling to fix this. The last time the raccoons got in the attic, pest control couldn’t come out for 2 weeks. During this period I asked The Orchard staff to abate my rent since I could not sleep. They never acknowledged my request and have ignored me. I suspect it’s because they knew I’d be moving out.
