Look around before you commit.
I’ve lived at Piccadilly East for close to a year now. Throughout my time here, I’ve tried to be tolerant of issues, understanding that this is an apartment complex. That said, there are several ongoing concerns that need to be addressed:
• Lack of enforcement of community rules. Management does not enforce policies. For example, other tenants smoke cannabis inside the buildings, and the odor frequently seeps into my unit. Despite complaints, the only action management has taken is sending out a... generic email to all residents.
• Frequent water shut-offs. Water service has been shut off a total of 13 times during my tenancy, often for several hours at a time.
• Laundry facilities poorly maintained. The laundry room is often trashed, rules are ignored, and tenants leave debris in washers/dryers or abandon belongings inside. This makes it nearly impossible to get consistent access to the facilities.
• Dirty and unpleasant hallways. Hallways are often dirty and filled with lingering odors.
• Mold issues in the unit. Windows sweat excessively and develop black mold despite regular cleaning efforts.
• Disrespectful behavior from tenants. Residents frequently speed or peel out in the parking lot, revving engines loudly near the Pickle Road entrances and exits. Domestic disturbances have occurred, and vehicles have been broken into during my stay.
• Trash and landscaping concerns. Dumpsters are often overflowing with garbage or discarded furniture piled nearby. Landscaping is routinely overgrown and not well maintained.
Overall, for the amount I am paying for housing in this area, I expected better. Unfortunately, my experience has been consistently disappointing, and I would not recommend this property. I strongly encourage anyone considering Piccadilly East to look elsewhere before signing a lease.
