The staff are always friendly and helpful. Maintenance is taken care of quickly. The grounds are kept up nicely. Always clean and neat. Located close to everything. A great place to call home.

Constant problems with things breaking and when you put in a maintenance request they argue with you and try their hardest not to fix it. Lot floods in heavy rain. The road that the apartments are on is apparently Beaumont’s drag strip. Constant burn outs and cars racing down the road at full throttle. The apartments are older and apparently have no insulation making the units extremely inefficient. The boiler system is a joke some times you get a hot shower sometimes you get a warm one. For the... price you can find a newer apartment with more amenities for slightly more. Stay away from this place.

Great Location, VERY easy access to everything in Beaumont, no lights to hop on the freeway, walking distance to mall. located in a neighborhood setting. EXTREMELY quite here, and very friendly neighbors and staff

When I lived there they barely ever wanted to do maintenance, I had to go days in the middle of the summer with just a fan because they would not fix my A/C. It would flood every single time it rains and now that I’m moved out they refuse to give me my deposit back. They try to avoid my calls when I ask for my deposit back saying they will get back to me but they never do.

Quiet neighborhood, I can get to downtown within five minutes, and I am in walking distance to the mall.
