It’s ok for the price

It’s cheap rent for an ok place to live. They have a good gym and good coworking space, which are both underutilized.

While there were many issues in other apartment buildings, in my experience building #1 and #2 were livable. As I understand it, all the other buildings always had issue (elevator broken, no hot water, no electricity, leaks) - but thankfully, I never experienced any of those.

The complex at one point had a pretty severe insect infestation, but that could’ve been addressed...
since.

There were dozens of car break-ins, but that’s outside the complex responsibility, after all it is a gated community and the management team did damage control as much as they could - again, thankfully, I was never affected by those either.

The apartments are quite noisy and there are always parties happening.

At the end of the day, you get what you pay for and thankfully there are plenty options out there nowadays, but I think the apartments are quite nice for the price and are nicely located.

Behind The Warner’s Facade: Neglect, Danger, and Broken Promises

ENGLISH:
At first glance, The Warner looks like a great place to live, but it’s all a facade. Management routinely begs people, including non-residents like delivery drivers, to leave 5-star reviews. These aren’t real. Look a little deeper, and you’ll start to see the truth.

We moved in during 2023. The apartment smelled terrible from day one. Management refused to help, saying to just “air it out.” We spent days scrubbing every wall ourselves before it became livable.

Noise complaints went...
nowhere. Our upstairs neighbors stomped, slammed furniture, and vacuumed at 2am. We submitted video evidence. Management ignored it. Later, they threatened both us and the other tenants with lease violations instead of solving the issue.

Living next to the gym was another nightmare. We were constantly disturbed by the sound of weights crashing, sometimes late into the night. Management acknowledged it but never followed through on fixing anything.

Then one of us was bitten by another tenant’s dog. We later learned it had bitten someone before. Management said the dog was banned, yet it returned repeatedly. A third person was eventually bitten. The dog’s owner remained on the property.

After that, the same tenant began harassing us. Following, glaring, and trying to intimidate us. We reported it multiple times. Nothing changed.

Eventually, he verbally assaulted and spat at one of us near our unit. We went to the office seeking help. Instead, we were yelled at and had the police called on us. No charges were filed. We even returned later to apologize for being upset and were still issued a lease violation. Our safety concerns were dismissed entirely.

We spent the rest of our time avoiding elevators, common areas, and walking on edge.

Eventually, we asked to end our lease early. It was approved with no penalties. That should tell you everything.

This place is run by negligent management that protects aggressors and punishes victims. Don’t fall for the aesthetics. Stay far away.

DO NOT MOVE HERE!!!

DO NOT MOVE HERE!!! if I could leave no star I would, that is how bad this place is. I will not be renewing my lease for multiple reasons. see below:
Your Packages will get stolen, there are no cameras anywhere aside from Building 1 and it's only around the office area. If you call the front office they will tell you to call the police and it's none of their business.
You must use fetch to receive your packages even if you may have confidential packages that require your actual address and not...
your fetch address.
People’s dogs will leave pee everywhere, especially in building 6.
Management is only nice before you move in, expect the front desk to be rude to you. Last time I called, they asked me to submit my notice if I was no longer comfortable but I would need to pay $3,000 to break my lease.
My cabinet almost fell on me because it was poorly installed.
If you decide to live on the first floor expect to hear stomping noise from your neighbors upstairs. so you will be sleep-deprived.
There have been multiple car break-ins so your car is not safe.
For the rare gate, your car sticker does not work so you have to use the app to get in. They have promised to fix it but still haven’t.
It is one of the most expensive apartments in Austin that is not worth the price, not even close. Go look elsewhere.

Don’t believe the reviews!!

We definitely had hot water, it maybe wasn’t scalding hot but the maintenance team had it resolved within a few days. The community is beautiful and well taken care of. A lot of reviews are taking one off situations that could happen at any community and making it seem like this place isn’t great. The staff is wonderful and truly do care about the community and residents!!

No Hot Water for 10 Days

10 days and counting without hot water. Hallway tiles are peeling up, elevators are constantly down and dead crickets are everywhere. The property has come under new management in the last couple of months and has been severely neglected. I would move somewhere else.
