Beware about their application process and holding your security deposit!!
I had a very disappointing experience with Imperial Gardens and want to warn future tenants about their misleading and unfair security deposit policy.
After being approved for an apartment, I was asked to pay a "security deposit", which was described as refundable in the documents provided to me. However, when I decided not to move forward before signing a lease, they refused to return my deposit, citing a vague "application deposit" policy that was never properly explained. At no point in my... email correspondence was it made clear that the security deposit would be forfeited if I chose not to proceed.
To make matters worse, I was still waiting for answers to important questions before signing, yet they took the apartment off the market and kept my deposit without confirming my full commitment. This entire process felt misleading and unfair. I was already dealing with the stress of having to move abruptly due to a severe mold issue in my current unit, which I had informed them about. Holding onto my security deposit under these circumstances feels incredibly unkind and insensitive.
If you’re considering applying here, be extremely cautious before paying any type of security deposit—they do not make their policies clear and may keep your money even if you never sign a lease. I would not recommend dealing with a management team that lacks transparency and fairness.
