No Hot Water
I've lived here since September. The building isn't full yet, I can only imagine what a mess it will be when it is.
Pros:
1) Concierge is by far the best. Carlos is especially the best.
2) Pretty lobby/resident lounge/gym.
Cons:
1. No hot water. Whether you're taking a shower or washing dishes, water never gets hot (even after having to run the water maybe 1-3 minutes to even get it that warm). My understanding is individual units do not have water heaters and there is one shared on the roof... (so this explains as the building has filled up, the availability of hot water is not there).
2. Outside noise. The windows/balcony doors are single pane and not double. (I am in a 3 bedroom that is only partially exposed to federal highway and you can hear all the traffic given everyone has lambos and sport cars and rips it through the tunnel which causes huge echos). Thurs-Sunday is especially bad given people are joyriding etc.
3. Pool location. The pool receives limited sunlight during the day (if they ever sell the parking garage on the other side of the building and they build a high rise, that pool will receive 0 sun).
4. Lack of package storage. For a 40+ story building, the amount of luxer lockers and general package storage is paltry. There's almost no space for oversize packages. So, FedEx, UPS leave TVs, computers, expensive big boxes sitting in the lobby free for anyone to take them because there's nowhere to store them.
5. Location of building. The building faces Federal Highway and there's a 6th street (one way) that runs in front of the building. Delivery drivers find it impossible. Given the proximity to Las Olas, they close the road many times requiring you to drive through the Andare parking lot. It's a mess really.
6. Neighborhood Homeless. There are homeless all around the building. You don't see them on Las Olas, but they are on 2nd street etc. One guy rides his bike and shouts profanities all the time. They poop in the bushes and leave garbage near the building.
7. Security / Latch System. To enter the building and use the elevator, you have to use the latch system, which is horrible. It's an app on your phone. Often times there's no wifi or phone signal in the elevator so you end up riding to different floors before you can get signal and select your floor. You can only access the common use floors and your floor. But, funny enough, the stairs are not secure and anyone without latch can enter and exit any floor they please.
