Price & Location Are Key
Location is everything and The Forum has it. Price is decent when you take in consideration the amenities. It's quiet at night, nothing alarming happening. Definitely renewing my lease.

Like the last review stated, this place is not one to recommend. I lived here for about 3 years, and 2 of those years the gate was broken. I chose that place because of the so-called safety provided and yet we were paying to live in a gated community with no gate, no working cameras, nothing, not even an explanation why the gate was broken. Rent keeps getting jacked up and the office sends constant emails about "$5 off rent if you guess the candies in the jar!" Repairs started to take quite a... long time, and the last straw for us was finding out that something wrong in our unit was supposed to have been fixed 2 years prior and they never ordered it. Not long after moving in, we had neighbors that were having loud parties after 11pm/12am and I was told by office staff, "it's just apartment life, nothing we can do." No concern for residents, jacked up rent- this is honestly one of the worst places I've ever lived.

We chose Cypress Legends in 2021 in part because it was a gated community with cameras, and it appeared clean and well maintained. We wanted to feel safe and live in a nice community. That all changed by the time we left in February 2023. The main gate no longer functioned. It was left in the open position 24/7. As for the cameras, we were informed by the office staff that they were not working properly. We no longer had any sense of safety and security, benefits we were paying for.
The complex... has a lot of rules, but they don't enforce them. People let their dogs defecate everywhere. Management drives by on golf carts and say nothing, not even a reminder. There is a recycling dumpster, but people don't break down boxes so the dumpster is always full. There is a trash valet service that picks up garbage at your apartment 5 nights a week. You are supposed to set trash out in the provided can on those nights. However, tenants set plastic bags of trash out without using the can, and they do it on days there is no service. It sits there for two days stinking up the common areas and drawing insects. There was garbage juice leaking everywhere you walked. If you like to walk, you should avoid the area around the dumpster. The dumpster is located on the main road in the complex and is used for the entire facility. It is not emptied often enough, plus tenants just leave garbage outside on the ground. It smells so bad it makes you gag. There are cameras, but either not working or they don't care.
As for parking, there are afternoons you may have to park a building or more away from your apartment in order to find a space. Part of this is because people have doubled up. There are people living in the complex that are not supposed to be there. You are only allowed to have overnight guests up to 14 nights a year, but some people moved in long term. We reported this and were informed that even an employee had moved her parents in after the hurricane.
We complained about all of the things above, but our concerns and complaints fell on deaf ears; nothing changed. They seemed far more concerned about renting an apartment out to someone new than working with those of us already there. It got so bad, especially our concerns for our safety without a working gate, and with no fix in sight, we terminated our lease early and had to pay a two month rent penalty; they had the apartment re-rented in a week. No exceptions, no assistance, no remedy. It was all about money.

THEY'RE LIARS. I do not recommend renting an apartment at Cypress Legends. If you do, pay VERY close attention to the leasing contract. If you ask questions of the leasing consultants DO NOT TAKE THEIR WORD. The consultants will LIE to your face repeatedly and attempt to steer you. Unfortunately this happened to my family and I. We were ready to sign a 7 month lease because our new home would be ready in 6 months but they convinced us by LYING and told us that a 10 month lease was cheaper... monthly than a 7 month lease which is true but here's the LIE - That as long as we gave sufficient notice of moving out (at least 30 days, we gave 60 days) we would not be liable for early termination fees of almost $3,000. I've tried resolving this in a fair manner with no results. It was a smooth lie which only comes with practice. So it appears the management condones this behavior. DON'T RENT WITH CYPRESS LEGENDS.
