Any individual over the age of 18 years must submit an application if they will be residing at the property. Each applicant must submit a SEPARATE... application and pay the NON-REFUNDABLE background check fee of $39.00 APPLICANT IS RESPONSIBLE TO CONTACT OFFICE TO ENSURE IF THE HOME IS STILL AVAILABLE BEFORE APPLYING. APPLICATIONS WILL BE CONSIDERED INCOMPLETE IF ALL DOCUMENTS ARE NOT PROVIDED AT THE TIME THE APPLICATION IS SUBMITTED. In addition to this rental application, you will also be required to provide the following: -- A copy of a valid form of identification (Drivers license, passport, etc). -- Proof of Income (IF APPLICABLE: two most recent pay stubs, appropriate tax forms if self-employed, Social Security, Disability assistance, child support court order, etc. ). -- 3 years' worth of residential history with contact information for rental references. Must include the current landlord contact and the next previous landlord contact information. ONCE APPLICATION IS APPROVED, Residents are required to pay First Month's Rent in FULL. This is considered "HOLD MONEY". Once the hold money is paid the applicant has 15 days to take possession of the home and pay the Security Deposit (Equal to one month's rent, IN FULL). NO EXCEPTIONS. HOLD MONEY IS NON-REFUNDABLE ONCE PAID. BEFORE A LEASE IS SIGNED, THERE IS A MANDATORY SCHEDULED HOME VISIT BY A MEMBER OF THE MANAGEMENT TEAM WITH THE APPLICANT AT HIS/HER CURRENT HOME.
