Fleas

Recently, my daughter and son-in-law moved in to the Oakleaf apartments and the experience has not been very favorable so far, although the apartments from appearance look nice, and or well-kept around the premises they are far from it. In a matter of just a couple of days the hot water tank stopped working, several lights were not working, the breaker in the bedroom was kicked, and the maintenance man said that he had melted the breaker, and all that was plugged up was a TV and a headboard... light, now that is not the worst of the problems, the biggest problem is that the apartment was infested with fleas. Management says this is not possible because the carpet is new. I did not realize that they had an Entomologist on staff. Owners need to take a look at current management staff. Tenants should not be treated this way.

We can definitely discuss any further... questions or concerns with the residents in question though. As much as we would like to address your specific concerns, you are not a resident at this community. We must prioritize the privacy and confidentiality of our current and previous residents. We adhere to strict privacy policies and cannot discuss any individual residents with those not on the lease agreement. Be aware of worst management.

My painful experience,
My painful experience (lived 18 months) ,
I had no choice but to move quickly and found this place as my new home, falling for their tricks. I showed them all the issues on the first day, and they reassured me that they would take care of them. Even when I called them in the last month before leaving and discussed the inherited issues, they said not to worry and assured me they would handle it. However, they sent me a huge bill for carpet cleaning and more, and...
gave me a one-week notice with a warning of involving a collection agency.

These management is really bad especially they connect to a manager from the corporate office if you request for manager. and will rip you off at the end of the lease, placing all inherited apartment problems on you while unethically trying to keep their jobs and get paid from your wallet. These bad managers are living off tenants' hard-earned money.

I called them to discuss the matter, but they refused to engage in any conversation with manager and also corporate office manager for this apartments and abruptly hung up.

This apartment has a pungent odor, is infested with bugs, and the old carpets are stained and not properly cleaned. Additionally, the leaky faucets have created stains on the bathroom floor and there are dirty tiles in the kitchen. The presence of an old fan and outdated chain switches for the fans adds to the overall unpleasantness.

One more thing to note is that they won't inform you about the 14-month lease unless you specifically ask.

If you do anything, you will be subject to hefty fines, such as losing the main box key or being charged for old scuffs on the microwave. There is no one-time courtesy or any sense of care from their side.

One credit I can give is that the lawns and campus area are well-maintained. However, don't fall for it. The service crew may be decent guys, and new customers might be fooled by the well-maintained exterior with trees, roads, and small parks.

I've lived in many apartments before and never experienced any issues. I always take care of the apartments as if they were my own, and I did the same for these particular ones despite the unpleasant situation with the landlords. I hope this information is helpful for those searching for a new place.

Nickel and dimes

This is place charges you for daily garbage pickup at $40 a month and will fine you if you don't tie it up " properly".. Charge for internet connection even if you don't need it. Won't let visitors park in your own garage spot. Management is non responsive. No ameneties except a pool and small gym. No community events. And your rent goes way up annually with a $100 late fee on rent. Owning a home is cheaper than living here.

Dear Oakleaf Resident, Thank you for your review. Since you have chosen to remain anonymous we will address your concerns here since we have no way to contact you directly. We would be happy to discuss any issues you may have if you would reach... out to us. You may be slightly misinformed. Our trash service is $30 per month and we always give a courtesy call to residents who may not know our trash system. Internet is not something we offer so we are not charging you for it. Our parking policy has just been put in place by our corporate office so that residents have priority with parking. Passes for residents are available, as well as visitor parking. Our amenities include our pool, gym,cyber cafe and our fitness on demand room. We also have grills located around property and a lighted walking path for residents. As for resident events due to covid-19 we have not had group events but do offer raffels, contests and prizes through our Facebook page for residents to participate in. As for our renewal rates they are resident and unit specific but our late fee has remained the same since we opened in 2008 and only takes effect after 5pm on the 3rd of the month. We hope our response was timely for you. We are sorry that you are not enjoying your time at Oakleaf and wish you the best in your housing needs in the future.

Bad management!


I live in this place for about 3 months now, I have a big mosquito problem in my apt, and the management don’t want to help about it, I’m actually writing this comment at 4 am in the morning because this problem, the apt full of mosquitoes and I can’t sleep with that, the answer that I got from the management that this is Florida and I need to handle it by my self, they don’t want to give a hand and help, I ask many times to change apt because I have friends here that they also rent and they...
don’t have this problem because the location of there’s apt not close to the lake, and I just continue to get no as an answer, so the management can be nice before you sign the contract but after you sign they very very very bad!
